Primary Purpose of Position
To oversee minor repair and maintenance of the building. Contracts out with Physical Plant and third party vendors for major repairs.
Minimum Qualifications
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis. Degrees must be received from appropriately accredited institutions. Essential Job Functions
The primary purpose of this position is to assist the Operations Manager in the overall building maintenance program for the 240,000 sq. ft. Holmes Convocation Center. The position is responsible for the operation, maintenance, and repair of all primary and secondary electrical systems and associated equipment, as well as day-to-day repairs in multiple trades areas including carpentry, plumbing, painting, ceiling, and tile repair. The employee ensures that all maintenance activities are performed in compliance with applicable codes, safety standards, and University policies in order to maintain a safe, efficient, and high-functioning facility.

Essential Job Functions


  • Perform preventive maintenance and repair of building systems including electrical, plumbing, carpentry, painting, flooring, ceiling, tile, and other structural components of the Holmes Convocation Center.
  • Operate, inspect, and maintain primary and secondary electrical systems and associated equipment to ensure reliable facility operations.
  • Perform troubleshooting, diagnostics, and corrective action for building system issues; escalate complex or specialized problems to external contractors when necessary.
  • Maintain facility infrastructure in event-critical areas such as the arena bowl, concourses, locker rooms, offices, and mechanical spaces to ensure readiness for athletics, concerts, and other public events.
  • Manage inventory control of maintenance tools, equipment, and supplies, with responsibility for ordering and tracking items
  • Maintain and operate assigned departmental equipment including vehicles, lifts, and forklift in a safe and serviceable condition.
  • Support the Operations Manager in coordinating repairs, inspections, and contractor services for specialized systems and production equipment.
  • Monitor compliance with safety regulations, building codes, and University maintenance policies, ensuring safe work practices and accident prevention.
  • Perform nightly lockup of the facility, including securing all entrances/exits, verifying alarms, and ensuring the building is safe and secured prior to closure.

Knowledge, Skills, & Abilities Required for this Position
Must have basic general knowledge of several maintenance trades (Electrical, plumbing, carpentry, etc.) in order to perform small repair/replacement jobs. Must have knowledge into modern cleaning and sanitizing chemicals, equipment and procedures. Must have good organization skills. Must have good communication skills.
Preferred Qualifications
Prefer at least two years of experience in the care and maintenance of a large public facility; forklift experience; strong supervisory, leadership, organizational, customer service, and communication skills; working knowledge of event production; ability to work under pressure; and experience in directing, supervising, and motivating employees.

Communication: Persuades and negotiates to build rapport when establishing goals and objectives for facilities maintenance projects. Assesses and weighs the impact of the message on the organization or customer, including regulatory implications. Advises and consults with others to ensure accuracy and appropriateness of codes, instructions, policies, procedures, rules, regulations, laws, etc., related to facilities maintenance.

Coordination-Work: Identifies critical and less critical activities and tasks, develops timelines and milestones. Sets objectives and clearly prioritizes activities and tasks, adjusts priorities when appropriate. Allocates appropriate resources and time for completing own and other's work; avoids scheduling conflicts.

Knowledge-Technical: Performs a variety of recurring and non-recurring tasks/functions. These tasks/functions may involve related or varying processes to test, renovate, overhaul, replace, and perform preventive maintenance on standard mechanical systems. Provides technical assistance to others by troubleshooting standard facilities maintenance issues and determining their cause. Mentors other technicians.

Safety & Health Compliance: Regularly assesses safety conditions; identifies, communicates, and implements accident prevention and corrective measures in work related activities. Enforces appropriate post-emergency procedures. Anticipates safety issues and takes proactive steps to maximize safe operations and measure the effectiveness of action.
