Job Description
JOB OBJECTIVE: Manages the Facilities Maintenance Team to meet Promega's needs via a hands-on management approach. Will coordinate preventative and predictive maintenance and repair of buildings, equipment and systems to ensure maximum quality and efficient operations. Works with leadership to align the priorities and activities of the maintenance group with the organizational needs. This role will also support strategic initiatives designed to drive continuous improvement. Estimated starting salary range is $152,000 - $159,000/yr. The full salary range for this position is $148,260 - $222,390/yr. The overall salary range for this role provides for growth beyond this initial starting salary range. Base pay offered will vary depending on job-related knowledge, skills, experience, and geographic location. Estimated starting salary range is based upon market competitiveness and internal equity. Lead facility maintenance through hiring, training, creative problem solving, communication, and effective delegation to meet leadership and organizational needs. This includes supervising, prioritizing, and coordinating the activities of the facility maintenance. 2. Effectively delegate responsibilities, assignments, projects to facility maintenance staff that will develop decision making skills, communication skills, customer service skills, and pride of ownership. 3. Continuous development of staff through department meetings, 1-1 meetings, performance management, coaching, and career grid development. 4. Provide leadership for facility maintenance, repair, upkeep strategies, projects; stay informed of all facilities-related activities. 5. Provide high level planning and coordination to organize facility maintenance for optimum performance. 6. Work with maintenance staff to ensure that appropriate levels of preventive maintenance and general maintenance support are provided in a safe, efficient, and timely manner. 7. Work with chemical processing staff to ensure all production needs are met. 8. Provide effective communication to building occupants, stakeholders, Facility Director, and appropriate management staff when facility maintenance may interfere or cause disruption with normal operations. 9. Work with maintenance staff to ensure refrigeration and general building alarms are actively and continuously monitored by maintenance staff; provide alarm system assistance as required. 10. Create, manage and oversee maintenance documentation to ensure compliance with Promega's quality system, business, regulatory, and contractual needs. 11. Act as a liaison with all Promega departments to meet their needs and provide superior customer service; present a positive attitude when addressing needs, situations and requests. Also to be able to balance the customer's needs or desires with company assets. Provide coaching and mentoring to instill a high level of customer service and response with all facility maintenance and security staff. 12. Understand and comply with all elements of the Promega Quality System outlined for the position. 13. Perform follow-up review of maintenance staff work assignments to ensure the timely and effective completion of preventive maintenance work orders and work request work orders. 14. Engage equipment vendors, engineering consultants and contractors to provide operational improvements or solutions for building system operational deficiencies. 15. Develop project capital justification requests for potential facility projects. 16. Share knowledge and perspectives on building system operations with maintenance staff to help develop and expand expertise and understanding of systems. 17. Develop cost estimates and schedules with customers, stakeholders and facilities resources to deliver the projects in a timely and cost-effective manner. 18. Provide project management direction and decision-making authority to ensure successful project implementation. 19. Identify and recommend opportunities for improved efficiency and cost savings throughout the facility. 20. Assist with the management and coordination of equipment installation and facility remodel projects and related activities. 21. Assist with other projects as needed throughout the department. 22. Assist in drafting and maintaining Facilities department forecasting; provide information on upcoming needs, changes in status and costs for improvements. 23. Share 'on-call' responsibilities with other maintenance staff when necessary. May be required to visit the facilities during non-business hours to address building systems problems as needed. KEY QUALIFICATIONS: 1. Associate Degree in a technical facility maintenance field or equivalent experience. 2. Minimum 10 years experience in building maintenance or related field such experiences includes construction, mechanical, HVAC, electrical, plumbing, etc. 3. Minimum 5 years supervisory experience including a track record of successful communication, budgeting & negotiating, scheduling and staffing. 4. Ability to drive includes nights and weekends to meet on call needs. 5. Ability to work flexible hours as required. 6. Superior verbal and written communication skills. 7. Customer service orientation. 8. Ability to maintain a positive, productive, and flexible work attitude with a willingness to adjust scheduled work hours to meet facility maintenance needs and do what it takes to get the job done. 9. Proven track record in creating a safe and comfortable working environment, and be in compliance with local, state, and federal codes. 10. Demonstrated proficiency in digital tools and technology, including Microsoft applications and mobile platforms, with the ability to adapt and leverage emerging technologies, such as artificial intelligence, to improve efficiency, automation, and collaboration. (This should be the last numbered statement under the Key Qualifications) PREFERRED QUALIFICATIONS: 1. Knowledge of critical systems, including, but not limited to, production lines, HVAC, water treatment systems, security, and electrical generation systems. 2. Experience working in a chemical processing laboratory environment. 3. Knowledge of Total Productive Maintenance practices/principles. PHYSICAL DEMANDS: 1. Ability to occasionally move objects ranging in weight up to 100 pounds up to one hour per day and perform building related maintenance work. 2. Ability to climb ladders occasionally. 3.
