The ideal candidate will have experience conducting initial move-in, annual occupied, and special inspections to ensure that properties meet federal and local housing quality standards required for eligibility in the Section 8 Housing Choice Voucher Program. Experience and ability to make independent judgments in the field in accordance with departmental policy and must effectively communicate these decisions to others to obtain compliance.

DUTIES AND RESPONSIBILITIES
  • Inspects properties for compliance with Housing and Urban Development (HUD) Housing Quality Standards (HQS)
  • Inspects properties for compliance with applicable local building codes and zoning ordinances.
  • Assesses damages, determines who is responsible for correction, and establishes deadlines for completion of work
  • Completes inspection reports and related documentation
  • Documents efforts to bring properties into compliance and conducts follow-up inspections to ensure that work is completed
  • Testifies and presents evidence in administrative hearings and court proceedings
  • Assures all inspections are scheduled, performed, and inputted in a timely manner
  • Demonstrates superior seamless customer service, integrity, and commitment to innovation, efficiency, and fiscally responsible activity
QUALIFICATIONS
  • Minimum of one year of experience in building inspections or in a technical trade such as plumbing, electrical, or HVAC, including some public contact work. Other combinations of experience and education that meet the minimum requirements may be substituted.
  • Positions require the use of personal vehicleson county business. Individuals must be physically capable of operating the vehicles safely, possess a valid driver's license, car insurance and have an acceptable driving record.
  • Knowledge of Federal Housing Quality Standards, local ordinances and building codes, building trades and construction methods, general understanding of the Section 8 program and the Landlord/Tenant Act and city agencies and departments.
