The Opportunity: Join a premier NYC real estate leader as a Community Manager for a large-scale residential asset. This isn't just a maintenance oversight role-it's a comprehensive leadership seat. You will be responsible for the full operational and financial health of a 500+ unit property, serving as the primary liaison between property owners, asset managers, and a sophisticated resident base.
We are looking for a "high-velocity" manager who can navigate the complexities of NYC rent regulations (LIHTC) while maintaining the white-glove standards of a luxury community.
Operational Excellence & Asset Value
  • Strategic Leadership: Own the day-to-day operations of a large-scale asset, maximizing occupancy and property value through disciplined revenue management.
  • Capital Projects: Oversee apartment improvements and major capital projects, ensuring building systems (HVAC, critical infrastructure) are maintained to peak standards.
  • Emergency Response: Act as the definitive lead during building emergencies, coordinating resources and implementing swift corrective actions.
Financial & Contract Management
  • Budgetary Ownership: Partner with leadership on short- and long-range operating budgets, preparing monthly variance reports and analyzing expenditure patterns to drive profitability.
  • Vendor Negotiation: Manage the full RFP and bidding process for service contracts, ensuring vendors (landscaping, cleaning, MEP) meet high-performance standards.
  • Compliance & Audits: Ensure the property remains 100% compliant with all municipal codes, legal requirements, and industry standards, successfully passing all audits and inspections.
Team Leadership & Resident Relations
  • Talent Management: Direct and mentor a diverse on-site team, including Resident Managers, leasing staff, and office personnel. Set clear KPIs and foster a culture of accountability.
  • Resident Advocacy: Serve as the primary point of contact for resident concerns, utilizing diplomacy and empathy to enhance the overall living environment.
The Ideal Profile
  • Experience: 5-10 years of NYC-specific residential property management experience.
  • Regulatory Expertise: Deep working knowledge of Rent Regulation and LIHTC units is required.
  • Portfolio Scale: Proven track record managing 500+ units (experience with 900+ units is a significant plus).
  • Technical Acumen: Proficient in Revenue Management programs and building operating systems. You should be comfortable "talking shop" with both contractors and asset managers.
  • Education: Bachelor's degree in Business, Real Estate, or Finance preferred.

  • the individual's skill sets, experience and training;
  • licensure and certification requirements;
