JOB SUMMARY

Provides Skilled Trade Maintenance by performing the following duties in a courteous, cost-effective manner. Preventive and corrective maintenance, trouble shooting and repairs to ensure proper operation of building facilities and plant equipment. Requires the ability to read and comprehend blueprints as well as being proficient in the use of a computer. This position also performs other duties as may be assigned, including but not limited to snow removal and special events. Requires knowledge of both general maintenance and plant operations to perform the essential duties and responsibilities as outlined below.

ESSENTIAL DUTIES AND RESPONSIBILITIES

* Provides a timely and effective response to unanticipated facility needs, minimizing risks to patients, visitors, and team members, to maintain safety and avoid interruption of service as defined by applicable codes and standards.

* Monitors, maintains and troubleshoots problems with critical utility systems within the building to ensure the proper and optimum operation including plumbing, mechanical, electrical, life safety and energy management systems. This includes being responsible for systems such as boiler equipment, chiller equipment, ventilation system, fire protection systems, refrigerator equipment and other clinic systems as may be assigned.

* Proficient in using on-line work request system CMMS and completing on-demand and preventative maintenance work orders in a timely matter while meeting departmental expectations for quality of work.

* Completes mandatory detail documentation of tasks performed including time spent performing tasks.

* Monitors all areas of the building for maintenance issues including, but not limited to the building envelope (exterior siding system, windows, doors) etc., recognizing problems and reporting to appropriate facilities leadership related issues or concerns, i.e. sidewalk issues, asphalt paving problems etc.

* Effectively communicates with customers, peers, and leadership.

* Knowledge in the use of computers and related organizational software programs, including BAS is required.

* This position will install and maintain motors, fans, and other mechanical equipment as well as assisting contractors with HVAC and equipment replacement projects.

* This position will also require possessing knowledge and understanding of chiller functions, air filter properties, pool maintenance, and boiler and domestic water treatments to assure optimize operations.

* This position will require advanced electrical and plumbing knowledge.

* This position requires advanced knowledge of HVAC systems to perform timely repairs on critical components of HVAC systems.

* Maintains small equipment, performs painting and other building services supporting patient care by assisting with as needed laundry duties, stocking and distribution of supplies, receiving and distribution of materials.

* Works cooperatively with Security and Cleaning personnel.

* Assists in ground maintenance including mowing and snow & ice removal.

* Assists new hires with training and onboarding as assigned by the Department Leadership.

EDUCATION & EXPERIENCE

Certificate from college/technical school preferred or five (5) years related experience and/or training in general maintenance, trade, electrical and HVAC.

The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds and occasionally lift and/more over 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
