The Operating Supervisor will direct all Facilities mechanic activities for assigned sites in a manner that delivers safety, operational excellence, cost efficiency, and excellent customer service. The operating supervisor serves as a role model within the organization, engendering a culture of safety and inclusion where open dialogue, transparency, team accountability are the norm. Responsibilities include but are not limited to, daily interface with stakeholders, equipment inspections and maintenance, overseeing various troubleshooting and repair activities, capital and maintenance project support, safety and regulatory compliance-related inspections, telecommunication installations and general facility appearance maintenance activities. The operating supervisor provides the Section Manager with accurate and timely information concerning activities and performance, and actively manages the performance of assigned team members at all times. Effective prioritization of field operations including seasonal snow removal and yard maintenance & periodic inspections is essential. The operating supervisor also administers, communicates, and coordinates operating procedures, engineering, plans, and specifications to ensure proper operation and maintenance of facility equipment.
Core Responsibilities
- The primary function of the position is to serve as a visible leader for mechanics, providing task-level oversight while simultaneously striving to engender a culture of safety and inclusion. Mechanics execute daily work orders related to the normal maintenance of the physical plant including mechanical, electrical, plumbing, heating, ventilating and cooling systems and carpentry where required.
- Oversees contractors and provides general and timely support services to tenant organizations. Plans, directs and controls the safe and efficient operation of various assigned tasks within Company facilities in accordance with corporate and departmental operating procedures. Ensures the
- implementation of Company safety, health and environmental programs for employees whose work is directed. Ensures that safe work practices are followed and the environment is fully protected in accordance with Company policy and governmental regulations.
- Provides job safety briefings to direct reports at the beginning of work shifts or prior to the commencement of specific task as appropriate and when the job description/conditions change significantly. Schedules and reports personnel time for direct reports in accordance with Company and department
- procedures. Schedule training of direct reports and conduct on-the-job training when required. Orders and coordinates the timely supply of materials, tools, equipment and subcontractors to ensure work is conducted efficiently.
- Schedules and reports expenditures for materials and contractor labor. Monitors O&M and Capital expenditures to ensure budget guidelines are met. Schedules and monitors the performance of maintenance and periodic testing of critical building systems including fire safety, security, heating, ventilation and air conditioning equipment and emergency power supply systems, where applicable.
- Provides oversight, monitors and evaluates the performance of direct reports and contractor personnel. Reports performance issues and provides appropriate disciplinary action when required. Performs the duties of evacuation supervisor during drills and emergencies, when and where required. Ensures that emergency notification system operations and building evacuation plans are communicated to tenant organizations and then schedules and conducts periodic drills to ensure those plans are understood, where required.
- Provides on-call coverage during weekends and off-hour shifts and responds to emergency maintenance requests, schedules and provides oversight of snow and ice removal operations, when required.
- Works with Security Services to assure security guard services are provided and security procedures are followed, where required. Performs
- other related assignments as required.

Required Education/Experience
- Bachelor's Degree and 2 years Facilities Management Experience or
- Associate's Degree and 5 years Facilities Management Experience or
- High School Diploma/GED and 7 years Facilities Management Experience
Relevant Work Experience
- Knowledge of mechanical, electrical, and plumbing concepts typical of building systems, required. Required
- Knowledge of a collective bargaining environment and familiarity with associated rules protocols, required. Required
- Supervisory experience, required. Required
- Must be able to work flexible hours, overtime, required. Required
- Knowledge of MS Word, PowerPoint and Excel, required. Required

Physical Demands
- Ability to respond to system emergencies
- Able to work in all weather conditions, i.e. excessive heat and/or cold
- Ability to carry tools and materials when climbing ladders and scaffolds, and entering confined spaces
- Ability to work in adverse conditions that include, noise, confined spaces, and high elevations
- Ability to climb ladders and stairs
- Ability to work on elevated platforms, scaffolds, catwalks, roofs, and/or other equipment
- Ability to work in inclement weather and adverse conditions (i.e., excessive heat, cold, noise, confined spaces)
- Ability to work with, and in, the vicinity of high voltage and/or other high-energy systems
- Ability to be approved to wear and use either a full or half-face respirator, without facial hair or other conditions that may interfere with the seal, in accordance with OSHA regulations
- Stand, walk, lift, climb, bend, kneel, stoop, and/or reach for the duration of the workday
- Ability to travel to company locations to work on storm restoration and heat contingencies
- Use equipment with a maximum weight rating of 375lbs when wearing and/or carrying 25lbs of clothing and equipment

- The selected candidate will be assigned a System Emergency Assignment (i.e., an emergency response role) and will be expected to work non-business hours during emergencies, which may include nights, weekends, and holidays.
