Performs repairs and maintains facilities in plant or office facilities and building management systems and auxiliary equipment. Typically performs work in one or more of the maintenance trades: HVAC, carpentry, plumbing, painting, BMS software troubleshooting, machine, and auxiliary equipment repair, electrical, sheet metal fabrication and welding. Conducts routine, periodic, or special inspections to determine repair and maintenance work necessary to prevent breakdowns of facilities, machinery, and equipment. Uses hand and power tools. Tests, inspects, troubleshoots, and repairs all types of Facilities equipment. Uses blueprints, sketches, layouts, wiring diagrams, drawings, and specifications.
Primary Responsibilities:
- Thorough understanding of all types of facilities and support equipment.
- Extensive working knowledge of a BMS system (Trane, Metasys, etc.) Able to troubleshoot the software and set up comprehensive schedules.
- Perform all work with adherence to company safety procedures and OSHA regulations. Notifies others of potential safety issues.
- Carry out daily, weekly, & monthly facilities maintenance and housekeeping duties.
- Perform basic mechanical functions, preventive maintenance and all other duties as assigned.
- Perform minor repair projects, i.e., drywall, caulking, lights, door handles, light plumbing, HVAC filter change, etc.
- Assist with major repair projects, i.e., office rearrangement, machine moves.
- Assist with new equipment installation and support systems.
- Move furniture, filing cabinets, etc.
- Other duties as assigned.
- Support and lead continuous improvements in the areas of Safety, Quality, Delivery, and Cost.
- Coordinate contractors on large- and small-scale projects and oversee costs are aligned with departmental budgets.
- Ensures continual efficient operation of plant support equipment (Compressors, Vaccums, waste vacuum, exhaust fans, Humidifiers, dehumidifiers, and all auxiliary equipment critical to the operation of the facility.
- Monitors continual improvement of facilities equipment by completing preventive maintenance requirements on engines, motors, pneumatic tools, conveyor systems, and production machines; following diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications; troubleshooting malfunctions.
- Locates sources of problems by observing mechanical devices in operation; listening for problems; using precision measuring and testing instruments.
- Removes defective parts by dismantling devices; using hoists, cranes, and hand and power tools; examining form and texture of parts.
- Adjusts functional parts of devices and control instruments by using hand tools, levels, plumb bobs, and straightedges.
- Controls downtime by informing production workers of routine preventive maintenance techniques; monitoring compliance.
- Fabricates repair parts by using machine shop instrumentation and equipment.
- Maintains equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipating needed equipment, parts, and supplies; placing and expediting orders; verifying receipt.
- Conserves maintenance resources by using equipment and supplies as needed to accomplish job results.
- Provides mechanical maintenance information by answering questions and requests.
- Prepares mechanical maintenance reports by collecting, analyzing, and summarizing information and trends.
- Maintains technical knowledge by attending educational workshops; reviewing technical publications; establishing personal networks.
- Maintains continuity among work teams by documenting and communicating actions, irregularities, and continuing needs.
- Maintains safe and clean working environment by complying with procedures, rules, and regulations.
- Contributes to team effort by accomplishing related results as needed.
Position Competencies (Knowledge, Skills, Abilities):
- Good mechanical aptitude.
- Ability to follow set schedules unsupervised.
- Ability to work off an eight-foot ladder.
- Excellent computer skills.
- Good knowledge of industrial safe work practices.
- Safe forklift and boom lift operation experience is necessary.
- Painting skills a plus but not necessary.
- Fluent in Microsoft Office
- Fluent in SAP
- Previous Maintenance and Facility hands on repair/maintenance experience required.
- Good understanding of general manufacturing equipment
- Proven problem-solving skills in a teamwork setting.

- Attention to detail.
- Frequent repetitive hand movements, using hand tools and test equipment.
- Frequently remain in a stationary position up to 75% of the time
- Frequently move about the facility indoors as well as outdoors to make repairs, etc.
- Constantly positions self to repair/build equipment and/or facility.
- Frequently ascends/descends a ladder to service equipment and/or complete a building repair.
- Able to lift 50 lbs., work overhead, climb internal and external ladders, walk long distances, and stand for extended periods. Bending, stooping, and kneeling for extended periods is required.
- Must work in all climates as required for the business needs.
Experience/Education/Skills
- High School Diploma or GED
- 7 years minimum of hands-on facilities Maintenance including BMS and actual hands-on HVAC experience.
- Strong mechanical aptitude with the ability to reason and diagnose basic mechanical and electrical problems.
- Very strong computer skills with and emphasis on BMS and CMMs systems.
- Training and certifications in electrical or mechanical maintenance is a plus.
- Journeyman electrician license is a plus.
