POSITION SUMMARY:

The primary focus of this role is daily field coordination of construction work on occupied apartment properties. This position will work closely with the DCAS Project Manager to support successful project completion. Clear communication with subcontractors, Property Management, and Development is essential.

The Superintendent is responsible for daily communication, schedule coordination, issue resolution, construction quality, workmanship, and ensuring work is completed safely, correctly, and on schedule.

ESSENTIAL FUNCTIONS:



  1. Studies specifications and contract to plan procedures for construction, ensuring start and finish times, safety, quality, and staffing/subcontractor requirements for each phase of construction job are met.
  2. Participates in the buyout process, contractor bid review, and general conditions.
  3. Coordinates Subcontractors work in proper sequence while keeping the overall scheduled completion in focus.
  4. Conducts weekly Subcontractor meetings, creates, and maintains the 3-week detailed short interval schedule.
  5. Periodically reviews contracts and enforce work required per scope of work.
  6. Confers with and directs subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
  7. Enforces the organizations Safety policies in accordance OSHA requirements. Establish a climate that emphasizes safety on the job.
  8. Inspects work in progress to ensure that workmanship and materials conform to specifications and the adherence to construction schedules.
  9. Prepares or reviews reports on progress, materials used, punch lists, billing sheets, pictures, and adjusts work schedules as indicated by reports.
  10. Able to identify critical path items, materials with extended lead times, resource allocation and assist with development of the project schedule.
  11. Participates in weekly Owner Architect Contractor meetings.
  12. Tracking of site/subcontractor activity, safety, deliveries, weather and other important project information on Daily Log reports.
  13. Other Duties as assigned.














                        QUALIFICATIONS:



                        • 3-10 years' experience in multi-family construction including exteriors, site work, unit renovation and amenity remodels required
                        • Two or Four-year degree in Construction Management preferred
                        • Experience managing occupied rehabs and ADA remodels preferred
                        • Experience in the construction industry with a Multi-Family general contractor.
                        • Highly motivated, with a demonstrated passion for excellence and taking initiative
                        • Professional with the ability to effectively communicate with all levels of the organization
                        • Computer proficiency with Office products including Microsoft Outlook, Excel and Word
                        • Proficient with uploading photos and editing PDF documents
                        • Procore software and Microsoft Project experience is a Plus
                        • Valid driver's license and ability to commute to jobsites
                        • Current OSHA 30 Safety Training Card preferred
                        • Strong written and verbal communication skills
