Job Summary

To provide cost effective coordination of maintenance support for ServiceSource Delaware Regional Office owned/operated properties, vehicles, and grounds.

Primary Duties

  • Care of building, grounds and equipment, proper functioning of plumbing, electrical, and mechanical equipment, and services; may perform janitorial duties. Coordinate opening and closing of all locations. Coordinate and perform daily 'rounds' of main facility and coordinate the same operations at other locations within the SSDE portfolio. Ensure all equipment is in good working order. Coordinates/Supports emergency maintenance at all locations/facilities within the organization's portfolio.
  • Accurate assessment of maintenance request issues and speedy resolution of problems. Maintain regular communication with department directors to ensure timely completion of all requests. Maintain repair request log for data capture and effective management of requests. Ensure requests are coordinated at all off-site locations.
  • Coordinates and schedules contractors (cleaning, painting, renovations, etc.) on an as needed basis. Serve as liaison with contractors. Review and negotiate annual service contracts for facilities as necessary. Contacts include (but not limited to) snow removal, office equipment, HVAC etc. Work with Departments to ensure all contracts are in place and enforced.
  • Manage all company owned vehicles. Duties include scheduling all maintenance, repair and registration of vehicles at all company locations. Validates regular inspections of all vehicles ensuring clean and in sound working condition. Reports issues to proper staff for resolution. Maintain inspection, usage and staff or driver mileage logs for all vehicles.
  • Serve as Leader of Health and Safety Team; comply with OSHA guidelines. Conduct regular drill as required by Health & Safety Team. Perform regularly scheduled Risk Management and Health & Safety quality checks at all company building and contract sites. Acts as primary contact for building alarm systems.

Additional Duties and Responsibilities

  • Accept maintenance calls and disburse requests appropriately. Seek vendor assistance when unable to complete the required repair.
  • Maintain contacts list for all contractors.
  • Work with Employment Services/Business Services to engage trainees and program participants in meaningful work experiences.
  • Supports snow removal efforts for government contracts as needed.
  • Serve as liaison to the Corporate Risk Management Department. Ensure buildings and operation comply with Risk management processes and procedures.
  • Perform other responsibilities as assigned.

Qualifications: Education, Experience and Certification(s)

  • HS diploma or General Educational Development (GED) is required; Bachelor's Degree in a related field preferred.
  • 5-10 years' experience in all aspects of property maintenance and/or general contracting required.
  • Experience working with individuals with disabilities preferred.
  • Possess and maintain any appropriate licensure needed to perform position effectively.
  • Valid driver's license and/or access to reliable transportation to perform work-related travel required. Eligible drivers must have a good motor vehicle record (MVR) required.

Knowledge, Skills and Abilities

  • Must have effective communication and customer service skills.
  • Must be well organized, self-directed and able to work with people from all levels of the organization.
  • Expanded knowledge of general electrical, plumbing, heating & A/C systems, and common equipment.
  • Knowledge of Universal Design and accessibility modifications.
  • Possess the physical ability to lift equipment/supplies up to 50 pounds.
