NV5's Project Delivery Services, a part of Buildings & Program Management, is seeking a talented and experienced Project Manager to serve in an Owner's Representative role overseeing design and construction projects from inception to completion. In this role, you will act as a trusted advisor to clients, ensuring projects are delivered efficiently, on time, within budget, and consistent with client goals. This is a hybrid position based in Boston, MA, Denver, CO or Jupiter, FL, with periodic travel to project sites required. We are also open to candidates in the Texas Triangle.
Responsibilities
Client Engagement & Owner's Representation
Serve as the primary Owner's Representative and trusted advisor, acting on behalf of NV5 clients to protect their interests throughout the project lifecycle.
- Engage directly with client executives, leadership, and stakeholders to align project delivery with strategic objectives and operational goals.
- Lead multidisciplinary project teams on behalf of the Owner while maintaining accountability for scope, schedule, cost, quality, and risk.
- Develop and maintain long-term client relationships and support business development efforts, including proposals, interviews, and follow-on work.
Project Management & Delivery
- Lead projects from early planning and programming through design, construction, occupancy, and closeout.
- Define, manage, and control project scope, budget, and schedule in alignment with client goals and contractual requirements.
- Establish project governance, communication protocols, and decision-making frameworks appropriate to project complexity.
- Coordinate and manage client vendor and consultant contracts including architects, engineers, contractors, and specialty consultants.
Design & Construction Oversight
- Oversee design-phase activities to ensure alignment with program requirements, constructability, budget, schedule, and regulatory standards.
- Review design deliverables at key milestones and support cost estimating and value-management efforts.
- Serve as the Owner's liaison during construction, monitoring progress, quality, and safety through site observations and meetings.
- Review and provide recommendations regarding RFIs, submittals, change orders, claims, and dispute resolution.
Project Controls & Financial Management
- Develop and maintain project schedules, budgets, cash flow forecasts, and reporting systems.
- Proactively identify and mitigate schedule, cost, and performance risks.
- Prepare and update cost estimates at key design and construction milestones.
- Review and recommend approval of pay applications, invoices, and change orders.
Regulatory, Permitting & Documentation Oversight
- Assist in defining regulatory requirements and securing permits, entitlements, and approvals from Authorities Having Jurisdiction.
- Coordinate with public agencies, user groups, and stakeholders as required.
- Maintain comprehensive project documentation and records management systems.
Closeout, Occupancy & Transition
- Lead project closeout activities including punch lists, commissioning, inspections, and final acceptance.
- Support move-in, occupancy, training, and operational transition activities.
- Ensure financial reconciliation, contract closeout, and turnover of warranties and record documents.
Internal Management & Mentorship
- Manage internal project performance including staffing, fee management, invoicing, and accounts receivable.
- Mentor junior staff and support professional development.
- Contribute to internal best practices, tools, and training initiatives.
What Success Looks Like in the First 12 Months
- Establish trust as a primary Owner's Representative and advisor for assigned clients.
- Successfully deliver projects through key milestones on scope, schedule, and budget.
- Demonstrate strong financial stewardship and proactive risk management.
- Integrate into NV5's Project Delivery Services team and actively mentor junior staff.
- Support NV5 growth in the local markets through client relationships and visibility.
Qualifications
Specific Knowledge & Skills
- Proficiency in project budgeting, scheduling, forecasting, and financial management.
- Strong written and verbal communication skills, including experience presenting to executive-level clients.
- Demonstrated decision-making, problem-solving, leadership, and risk-management abilities.
- Working knowledge of design and construction processes, contracts, and delivery methods.
- Proficiency with MS Office, Bluebeam, and common project management and collaboration tools.
- Ability to travel as required by project assignments; travel percentage will vary based on project location.
Education and/or Experience
- Bachelor's degree in construction management, architecture, engineering, project management, or facilities management preferred.
- Project experience in Aviation, Municipal, Emergency Services, K-12, Mission Critical/Data Center, and/or Healthcare sectors preferred.
- Minimum 7-10 years of experience supporting or managing design and construction projects. 4-8 years in a supervisory or team-lead role is a plus.
- Established professional network within the Architecture, Engineering, Construction, and Development industry in the Colorado and Mountain West or Florida markets.
- Professional registration (Professional Engineer, Registered Architect, etc.) or project management certification (PMP, CCM) desirable but not required.
The pay range for this position in Colorado is $110,000- $125,000 per year; however, base pay offered may be higher or lower depending on job-related knowledge, skills, and experience of the candidate. Full range of medical, financial, and/or other benefits, dependent on the position offered. This information is provided per the Colorado Equal Pay Act.
