JOB SUMMARY: The Maintenance Technician is responsible for maintaining the SMC-managed residential property. The goal of the position is to manage the maintenance team to provide a safe, clean, and attractive property environment for the residents, fellow employees, and property owner that will contribute to maintaining the occupancy rate standard. Quality work, responsiveness, attention to detail, and a genuine interest in serving the client, residents, and fellow employees are critical components to the position. ESSENTIAL FUNCTIONS:

Enters every recordable maintenance activity into Entrata and on daily logs by the end of each business day. Reports any safety issue or concern to the supervisor immediately. Makes sure all invoices are submitted for processing in a timely fashion so that payments can be processed before the due dates and that all bills are accounted for and submitted. Maintains Apartments, Buildings, and Grounds Prepares apartments prior to being rented for a new resident and completes work orders. Work includes patching, painting, and cleaning apartments; repairing furniture, fixtures, and equipment; maintenance of property exterior and grounds, including snow removal, lawn mowing as needed and removal of debris from grounds; keeping walkways safe and clean; walk grounds daily and remediate any hazards, trash or unsightly conditions; check dumpster area daily and keeps it clean of debris; maintains flower beds. Maintain all common areas and keeps them clean and swept. Keeps shop area clean and returns tools and equipment to where they belong. Reports any damaged tools so they can be removed from use. Informs supervisor when supplies are running low. Work Orders Completes work orders effectively. When on a work order, ask the resident if there is anything else that they need. If they say yes and it something very simple, i.e., light switch plate is loose, then fix it. If it is something that will take more than a minute or two, ask them to submit a work order, and you will come back to do it. All work orders are to be addressed or completed within 5 business days. Apartment Turnovers Completes a successful and on-time apartment turnover process where all apartments are turned as per the turnover sheet. Daily Logs Accurately completes daily logs of work and hands them into the Maintenance Supervisor at the end of each business day. SKILLS AND QUALIFICATIONS:
