available for periodic 24-hour on call duty

JOB SUMMARY:

The Maintenance Technician is responsible for maintaining the SMC-managed residential property.  The goal of the position is to manage the maintenance team to provide a safe, clean, and attractive property environment for the residents, fellow employees, and property owner that will contribute to maintaining the occupancy rate standard. Quality work, responsiveness, attention to detail, and a genuine interest in serving the client, residents, and fellow employees are critical components to the position.

ESSENTIAL FUNCTIONS:

• Maintains the apartments, buildings, and grounds. Completes tasks on time and right the

first time.

• Demeanor is courteous, professional, and can communicate and react with a sense of

urgency.

• Maintains a positive customer service attitude and professional communications.
• Completes the required logs, work orders, Entrata records, and other required documents.
• Prepares the apartments prior to being rented.
• Patches, paints, and cleans apartments. Repairs furniture, fixtures, and equipment.
• Maintenance of property exterior and grounds, including snow removal, lawn mowing as

needed, and removal of debris from grounds. Keeps walkways safe and clean. Walks grounds daily and looks for any hazards, trash, or unsightly or unsafe conditions. Checks dumpster area daily and keeps clean of debris.

• Maintains all common areas. Keeps them clean and swept and in a presentable condition.
• Completes logs, work orders, Entrata documentation, and other required documents
• Complies with applicable safety regulations in the performance of duties.
• Other duties as assigned by Maintenance Supervisor
• Must have and maintain a valid drivers license and personal vehicle to be able to drive

between work sites and to vendors as needed.

POSITION STANDARDS:

Professional Conduct

Uses professional conduct in communications and demeanor with other employees, residents, and prospective residents. Compliant with company policies and local, state, and federal regulations such as fair housing, building codes, environmental codes, and performing maintenance in a safe and healthful manner. Enters every recordable maintenance activity into Entrata and on daily logs by the end of each business day. Reports any safety issue or concern to the supervisor immediately. Makes sure all invoices are submitted for processing in a timely fashion so that payments can be processed before the due dates and that all bills are accounted for and submitted.

Maintains Apartments, Buildings, and Grounds

Prepares apartments prior to being rented for a new resident and completes work orders. Work includes patching, painting, and cleaning apartments; repairing  furniture, fixtures, and equipment; maintenance of property exterior and grounds, including snow removal, lawn mowing as needed and removal of debris from grounds; keeping walkways safe and clean; walk grounds daily and remediate any hazards, trash or unsightly conditions; check dumpster area daily and keeps it clean of debris; maintains flower beds. Maintain all common areas and keeps them clean and swept. Keeps shop area clean and returns tools and equipment to where they belong. Reports any damaged tools so they can be removed from use. Informs supervisor when supplies are running low.

Work Orders

Completes work orders effectively. When on a work order, ask the resident if there is anything else that they need. If they say yes and it something very simple, i.e., light switch plate is loose, then fix it. If it is something that will take more than a minute or two, ask them to submit a work order, and you will come back to do it. All work orders are to be addressed or completed within 5 business days.

Apartment Turnovers

Completes a successful and on-time apartment turnover process where all apartments are turned as per the turnover sheet.

Daily Logs

Accurately completes daily logs of work and hands them into the Maintenance Supervisor at the end of each business day.

SKILLS AND QUALIFICATIONS:

• Ability to maintain professionalism while in continuous contact with residents and other

employees.

• The use of many tools and machinery requires knowledge of how to properly maintain and

operate them, as safety is a priority.

• Basic troubleshooting and repair knowledge of hand tools and equipment.
• Basic operational knowledge of maintenance equipment powered by small engines.
• Basic plumbing, electrical, painting/patching, and carpentry skills.
• Ability to work independently with limited supervision.
• Ability to maintain a positive relationship with supervisor.
• Ability to operate a company truck, keep it clean, and with adequate gas.
• Ability to multi-task, establish priorities.
• Ability to manage time.
• Ability to work on-call and overtime hours.

PHYSICAL REQUIREMENTS:

• Ability to speak, read, write, and understand the English language.
• Ability to lift objects weighing 50 lbs. without the assistance of tools or devices.
• Prolonged periods of standing and walking.
• Must be able to traverse the property and climb steps and ladders to diagnose building

issues and plan repairs or maintenance.

• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Must be physically able to perform repairs and operate tools and machinery.
• Must be able to perform snow removal.

• Salary: $18.00 - $24.00 / hour
