General Description

The Building Information Modeling (BIM) Manager - Survey is responsible for overseeing the development, implementation, and management of digital modeling and geospatial data workflows within the Survey Department. This role ensures accurate integration of survey data into 3D models used for roadway construction, supporting estimating, design coordination, machine control, and field operations.

The BIM Manager acts as a key liaison between survey, engineering, construction, and project management teams to ensure data accuracy, consistency, and adherence to company and client (e.g., DOT) standards.

Key Responsibilities

  • Lead the development and management of 3D surface models, alignments, and corridor models for roadway and heavy civil projects.
  • Oversee the processing and integration of survey data (GPS, LiDAR, drone/UAS, and conventional survey) into BIM and modeling platforms.
  • Ensure models are compatible with machine control systems used in grading, paving, and field layout operations.
  • Establish and maintain BIM standards, workflows, and best practices specific to survey and construction modeling.
  • Collaborate with project managers, estimators, and field teams to deliver accurate digital terrain models (DTMs) and construction models.
  • Perform quality control (QC) checks on models and survey data to ensure accuracy, completeness, and compliance with project requirements.
  • Coordinate with design teams and external consultants to resolve discrepancies between design plans and field conditions.
  • Support the use of digital construction technologies such as GPS machine control, digital staking, and reality capture.
  • Train and mentor survey staff and field personnel on modeling software and data management procedures.
  • Manage version control and data storage for survey models and project files.
  • Assist in developing workflows for emerging technologies (e.g., drone mapping, reality capture, digital twins).

Education and Experience

  • Bachelor's degree in Surveying, Civil Engineering, Construction Management, Geomatics, or a related field preferred
  • Equivalent field experience will be considered
  • 5+ years of experience in survey, civil construction, or BIM/modeling roles
  • Experience in heavy highway/road construction preferred
  • Demonstrated experience with 3D modeling for construction and machine control

Technical Skills

  • Proficiency in modeling and survey software such as:
  • Trimble Business Center (TBC)
  • Autodesk Civil 3D
  • Bentley OpenRoads (preferred)
  • Experience with GPS, total station, and LiDAR data processing
  • Familiarity with machine control systems (Trimble, Topcon, Leica)
  • Knowledge of DOT standards, plans, and specifications
  • Strong understanding of coordinate systems, projections, and geospatial data management
  • Experience with drone/UAS survey and photogrammetry is a plus

Physical Demands. The following physical demands are representative of those that must be met by a BIM Manager to successfully perform the essential functions of this job.

  • Constant physical effort, including standing, is required during a regular work shift of at least eight hours per day.
  • Employee must be able to stand for extended periods of time, and to stoop, bend, and crouch as required to perform Key Duties.
  • Ability to lift and carry, on a frequent basis, at least 25 pounds personally.
  • Maintain constant alertness to the multiple concurrent activities of the construction site, including the activities of other employees and contractors, the operation of stationary equipment, and the movement of mobile equipment.
  • Frequently walk on uneven surfaces, including natural ground in varying weather conditions.
  • The Operator must be able to climb on and off heavy mobile equipment safely.

Work Environment. The work environment characteristics described below are representative of those that a BIM Manager encounters while performing the essential functions of this job.

  • Work is performed outdoors in all weather conditions.
  • Work environment periodically exposes the employees to high levels of noise, grease, and dust that is typically associated with a construction project.
  • Employee regularly works near heavy equipment and moving machinery.
  • Work may involve a variety of substances commonly found on construction sites such as form oil, grease, curing compounds, gasoline, diesel fuel and ready mixed concrete.
