About the Opportunity
NRI Staffing Resources is seeking an experienced and organized Assistant Portfolio Manager to support one of our premier residential property management clients in Washington, DC. This is an excellent opportunity for a property management professional who thrives in a fast-paced environment and is passionate about delivering exceptional service to residents, condominium boards, and ownership.
Working alongside a Portfolio Manager, you will assist in overseeing a portfolio of residential condominium and homeowner associations while ensuring efficient day-to-day operations, financial accuracy, and outstanding customer service.
Key Responsibilities
  • Assist the Portfolio Manager with the daily management of a portfolio of residential condominium and homeowner associations.
  • Serve as a primary point of contact for residents, board members, vendors, and homeowners.
  • Coordinate maintenance requests and monitor work orders to ensure timely completion.
  • Schedule and attend board meetings as needed; prepare meeting agendas, board packets, and meeting minutes.
  • Assist with contract administration, vendor management, and procurement of competitive bids.
  • Review invoices for accuracy and coordinate payment processing.
  • Monitor association budgets and assist with financial reporting, reserve projects, and budget preparation.
  • Ensure compliance with governing documents, association policies, and applicable local regulations.
  • Coordinate move-ins, move-outs, resident communications, and community notices.
  • Assist with annual meetings, elections, inspections, and special projects.
  • Maintain organized property files and management records.
  • Support emergency response efforts and coordinate after-hours issues when necessary.
Qualifications
  • Bachelor's degree preferred or equivalent combination of education and experience.
  • Minimum of 2 years of residential property management experience, preferably with condominium or homeowner associations.
  • Experience supporting multiple residential communities or a property portfolio.
  • Strong understanding of condominium association operations and governance.
  • Excellent customer service and conflict-resolution skills.
  • Exceptional written and verbal communication abilities.
  • Strong organizational and time management skills with the ability to prioritize multiple assignments.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with property management software such as Vantaca, CINC Systems, TOPS, Yardi, or similar is preferred.
  • Ability to attend occasional evening board meetings.
Preferred Qualifications
  • CMCA, AMS, or PCAM designation (or willingness to obtain).
  • Knowledge of DC residential property management regulations and condominium association operations.
