Join our team as a Part Time Property Manager at Miami Inspiration Apartments! Gorman & Company is looking for a Part Time Property Manager to help lead the launch and ongoing operations of Miami Inspiration Apartments in Miami, Arizona! This brand-new 40-unit affordable housing community is currently under construction and will feature LIHTC housing. This is a unique opportunity to join the community as it prepares to open its doors and help establish a welcoming, well-run environment for future residents. This is a part-time position working 24 hours per week on a Monday, Wednesday, and Friday schedule. The Property Manager will oversee day-to-day community operations, leasing, resident relations, affordable housing compliance, financial and administrative responsibilities, property maintenance, and overall community performance. What You'll Do
Lead the day-to-day operations of the community, working closely with the Regional Property Manager to ensure a successful lease-up and ongoing property performance Manage leasing activities, including marketing, prospect follow-up, applications, lease documentation, resident renewals, community tours, and occupancy goals Oversee LIHTC compliance requirements, including resident certifications, documentation, interviews, and coordination with the Compliance Department Build positive relationships with residents and prospective residents while providing exceptional customer service and supporting resident retention and community engagement Monitor property finances, rent collection, resident accounts, invoices, budgets, expenses, and required operational and financial reporting Coordinate property operations, including maintenance, work orders, unit turnovers, inspections, vendors, curb appeal, safety, and the overall appearance and condition of the community Maintain accurate property records and ensure compliance with Fair Housing requirements, affordable housing regulations, and company policies and procedures Coordinate with vendors and internal teams to ensure property needs, repairs, and services are completed efficiently and cost-effectively Conduct regular property inspections to identify maintenance needs, safety concerns, cleanliness issues, and opportunities to maintain strong curb appeal Support resident events, community engagement activities, and initiatives that foster a welcoming and connected community
What You'll Bring
Ability to work 24 hours per week Monday, Wednesday, Friday Three or more years of property management experience preferred, within affordable housing is a plus! Strong customer service and communication skills with the ability to work effectively with residents, vendors, team members, and leadership The ability to manage multiple priorities, handle financial responsibilities, and work within an established budget Strong organizational skills and attention to detail, particularly when managing compliance requirements and resident documentation Basic computer skills, including the ability to work with Microsoft Office programs, along with a valid driver's license, automobile insurance, and a driving record that meets company insurance requirements
Compensation & Benefits
