Join our team as a Regional Maintenance Manager - Colorado! Are you an experienced multifamily maintenance leader with a strong background in affordable housing inspections, NSPIRE, and CHAFA requirements? Gorman & Company is seeking a Regional Maintenance Manager based in the greater Denver area to oversee maintenance operations throughout Colorado, including the Denver Metro, Summit County, and Routt County. This highly visible role is ideal for someone who enjoys being in the field, working directly with property teams, and ensuring communities meet the highest standards for physical condition, safety, compliance, and maintenance operations. What You'll Do
Lead and support Area Maintenance Supervisors and on-site maintenance teams across communities throughout Colorado. Lead NSPIRE and CHAFA inspection readiness and corrective action efforts, including conducting property inspections, identifying deficiencies, developing action plans, and working with site teams to ensure timely resolution. Travel approximately 60-75% of the time, providing hands-on operational support across metro and mountain communities. Oversee preventative maintenance, emergency response, maintenance procedures, and operational standards across the regional portfolio. Manage capital improvement projects, maintenance budgets, and vendor relationships, ensuring work is completed safely, efficiently, and within budget. Analyze maintenance performance, work orders, recurring property issues, and inspection findings to identify trends and drive improvements across the portfolio. Partner with Property Managers, Regional Leadership, Development, Construction, and other internal teams to maintain strong property operations and resident-focused service.
What You'll Bring
10+ years of multifamily maintenance leadership experience, including multi-site or regional responsibility. Significant affordable housing maintenance experience, with a strong understanding of LIHTC, HUD, PBV, and other affordable housing requirements. Extensive, hands-on NSPIRE experience, including preparing properties for inspections, participating in or leading inspections, interpreting findings, and managing corrective actions. Direct experience with CHAFA inspections and requirements, including preparing properties, addressing findings, and working with site teams to achieve compliance. Demonstrated experience managing CapEx projects, maintenance budgets, vendors, and property-level maintenance operations across a multifamily portfolio. Strong knowledge of multifamily building systems, preventative maintenance, OSHA, EPA, and regulatory requirements, with the ability to troubleshoot complex maintenance issues. EPA Universal or Type II Certification and CPO certification required, along with a valid driver's license, reliable vehicle, acceptable driving record, and willingness to travel extensively throughout Colorado.
