Join our team as a Regional Maintenance Manager in our Southeast Region!

Are you an experienced multifamily maintenance leader with a strong background in affordable housing, NSPIRE, and growing portfolios? Gorman & Company is looking for a Regional Maintenance Manager to lead maintenance operations across our Southeast region, including Georgia, Florida, Arkansas, Indiana, and Illinois. Based in the greater Atlanta area, this role will oversee a portfolio of approximately 1,500+ units while playing a key role in building teams, systems, and operational standards as our portfolio continues to grow.

What You'll Do

  • Lead and develop Area Maintenance Supervisors and on-site maintenance teams across a growing, multi-state affordable housing portfolio.

  • Build and scale maintenance operations for new and growing communities, including establishing processes, staffing teams, developing preventative maintenance programs, and creating consistent operating standards.

  • Lead NSPIRE preparation, inspections, and corrective action efforts across the portfolio, ensuring properties meet physical condition, safety, and regulatory standards.

  • Oversee major capital improvement projects and maintenance budgets, including project planning, vendor selection, budgeting, scheduling, and quality control.

  • Partner with Property Management, Development, and Construction teams on property transitions, new community openings, warranty work, and ongoing operational needs.

  • Analyze maintenance performance, work orders, expenses, and recurring property issues to identify opportunities for improved efficiency, cost control, and asset performance.

  • Provide regional leadership through coaching, training, vendor management, inspections, and support for escalated maintenance and operational issues.

What You'll Bring

  • 10+ years of multifamily maintenance leadership experience, including multi-site or regional oversight of a portfolio of approximately 1,500+ units.

  • Significant affordable housing experience, with a strong understanding of the operational and regulatory requirements of LIHTC, HUD, PBV, or similar programs.

  • Direct experience with NSPIRE, including participating in inspections, preparing properties, addressing findings, and leading corrective actions.

  • Proven success building and scaling maintenance operations within a growing portfolio or market, including developing teams, processes, and infrastructure from the ground up.

  • Demonstrated experience leading large-scale CapEx projects and maintenance budgets across multiple communities.

  • Strong leadership, communication, coaching, and operational skills with the ability to hold teams accountable while building collaborative relationships.

  • Extensive knowledge of multifamily building systems, including HVAC, plumbing, electrical, preventative maintenance, OSHA, and EPA requirements. EPA Universal or Type II Certification and CPO certification required.

  • This role requires travel throughout the Southeast region, typically up to three weeks per month, including overnight travel. A valid driver's license, reliable vehicle, and acceptable driving record are required.
