Join our team as a Regional Property Manager supporting our Southeast Market! Gorman & Company is seeking an experienced Regional Property Manager to lead a growing portfolio of affordable housing communities across Georgia, Florida, and Arkansas. This role will oversee approximately 1,200 units today, with significant growth and new developments anticipated, making this an exciting opportunity for a seasoned affordable housing leader who wants to help shape a growing regional portfolio. What You'll Do
Lead the day-to-day operations and performance of a multi-property affordable housing portfolio, ensuring communities meet ownership goals, financial objectives, operational standards, and Gorman & Company expectations. Provide direct leadership, coaching, and support to Property Managers while developing strong, accountable, and diverse site teams across the portfolio. Oversee property financial performance, including budgets, business plans, monthly financial statements, variance reporting, expenses, and strategies to improve overall portfolio performance. Ensure communities remain compliant with LIHTC, HUD, subsidy, Fair Housing, and other applicable affordable housing requirements, while maintaining strong operational and file standards. Conduct regular property visits and inspections, evaluating curb appeal, resident experience, maintenance, leasing, vacant and make-ready units, files, staffing, and overall community performance. Partner with internal departments, owners, vendors, and community partners while serving as a professional, responsive, and service-oriented representative of Gorman & Company. Support portfolio growth and new development activity, including lease-ups and the integration of new communities, while identifying opportunities to strengthen operations, teams, and resident service. Review property performance and work with Property Managers to address occupancy, leasing, delinquency, maintenance, staffing, resident concerns, and other operational challenges. Assist Property Managers with hiring, onboarding, training, performance management, and employee relations, ensuring teams have the support and accountability needed to succeed. Review and approve vendor contracts, invoices, purchasing, and property expenditures while ensuring communities operate efficiently and within approved budgets. Communicate regularly with the Regional VP of Property Management and ownership, providing updates on property performance, challenges, staffing, compliance, financials, and other day-to-day operational needs.
What You'll Bring
Significant affordable housing experience is required, with strong LIHTC experience required; HUD program experience is highly preferred. Proven regional property management experience, with the ability to successfully oversee multiple communities, teams, and priorities across a geographic territory. A strong track record of building, developing, and leading diverse teams, including coaching Property Managers and holding teams accountable while creating a supportive and collaborative environment. Excellent professional communication skills with a friendly, approachable, and service-oriented leadership style. You know how to build trust with employees, residents, owners, vendors, and internal partners. Experience with lease-ups, new development, or growing portfolios is preferred. Ability to travel regularly throughout the Southeast portfolio, including overnight travel as needed; a valid driver's license, reliable transportation, and insurability are required. Preference to candidates based within the greater Atlanta, GA area, or located within driving distance.
