Coakley & Williams Construction is seeking a Mechanical Quality Control Manager / Commissioning Manager to lead quality management and commissioning efforts across complex commercial construction projects. This role is ideal for an experienced construction professional with expertise in HVAC, electrical, plumbing, fire protection systems, commissioning, quality control, and project closeout who wants to help deliver exceptional outcomes for clients while raising quality standards across our portfolio. As a key member of our Quality Control team, you will partner with Project Executives, Project Managers, Superintendents, Design Teams, Owners, and Trade Partners to ensure building systems are installed, commissioned, and turned over successfully. What You'll Do Construction Quality Control Lead implementation of project quality management plans and quality control processes. Conduct preparatory meetings, initial inspections, and follow-up inspections. Verify work complies with contract documents, specifications, approved submittals, and industry standards. Document and track observations, deficiencies, corrective actions, and closeout items. Support project teams in resolving quality-related issues before they impact schedule or budget. Assist project teams with MEP quality control activities across multiple job sites. MEP and Commissioning Leadership Manage the commissioning process from preconstruction through turnover. Coordinate startup, testing, balancing, systems verification, training, and owner turnover. Partner with commissioning agents, design consultants, and subcontractors to ensure successful system performance. Monitor HVAC, BAS controls, electrical, plumbing, and fire protection installations throughout construction. Track commissioning issues through resolution and support warranty activities after project completion. Project Closeout and Documentation Manage submittals, quality documentation, observation logs, as-built drawings, and closeout packages. Lead punch list, pre-final, and final inspections. Coordinate collection and organization of O&M manuals, training documentation, warranties, and turnover materials. Ensure smooth transition of completed systems to building ownership and facility operations teams. What We're Looking For Required Experience 5+ years of commercial construction experience. Experience performing quality control inspections and managing construction documentation. Strong understanding of commissioning processes and building systems. Experience with: HVAC systems Building Automation Systems (BAS) Electrical systems Plumbing systems Fire protection and life safety systems Strong problem-solving and issue-resolution abilities. Preferred Qualifications Degree in Mechanical Engineering, Electrical Engineering, Construction Management, Architecture, or related construction discipline. LEED Accreditation. OSHA 30-Hour Certification. First Aid and CPR Certification. Wage Transparency In accordance with the Maryland Wage Transparency Law, the base salary range for this position is: $90,000.00 - $150,000.00 Coakley & Williams Construction offers a comprehensive total compensation and benefits package that includes health, dental, and vision coverage, employer-matched 401(k), paid time off and holidays, performance-based bonuses, wellness program, and other voluntary benefits and leave types. The determination of salary is based on the candidate's individual professional experience, qualification, education, skills, and training. Job Demands Individuals should be able to reach above and below, stoop and bend, sit, walk, and stand. Individuals should also be able to lift, carry and/or moving items up to 50lbs. May be exposed to heavy machinery/equipment, hazardous chemicals and extreme weather conditions. Minimum of 40 hours per week required. Works hours will vary depending on project specifications and may involve weekends and night work.
