Recovery Accountant

Healthcare Trust of America, Inc. POSITION SUMMARY:

The Recoveries Accountant focuses on all accounting activities pertaining to common area maintenance (CAM). In collaboration with others across the organization calculate and analyze tenant reconciliations and estimate billings to ensure timeliness and accuracy in accordance with the executed lease document.

THE RESPONSIBILITIES:



  • Assist in the month-end, quarter-end and year-end closing cycles, ensuring recorded transactions are in accordance with GAAP and internal policies and procedures and communicate exceptions to management.
  • Utilize accounting close software to prepare journal entries and balance sheet account reconciliations, including CAM budget accruals, for a portfolio or group of buildings.
  • Calculate year-end common area maintenance (CAM) reconciliations and estimate billings for tenants as dictated by the executed lease agreement.
  • Prepare and analyze monthly variance reports, comparing current period to budget and/or prior periods to identify tenant and operational impacts.
  • Assist in preparation of annual budgets and quarterly reforecasts of CAM expenses and recoveries.
  • Advanced understanding of commercial lease structures their impact to the financial statements.
  • Translate the specific terms of individual executed lease and complete system recovery setups.
  • Deliver quality support and respond to CAM billing inquiries from tenants and the operations team as needed, including participation and facilitation of external CAM audits.
  • Effectively communicate with all levels of operations teams, tenants and other external parties to address and resolve any inquiries or disputes.
  • Understanding of and adherence to related SOX controls.
  • Complete ad hoc project work as assigned to contribute to efforts to support company growth.

SKILLS AND REQUIREMENTS:





    • Bachelor's Degree in Accounting
    • 2+ years Commercial Property Accounting experience with exposure to CAM preferred
    • Possess understanding and familiarity of GAAP and SOX compliance
    • Intermediate to advanced level knowledge with MS Excel, Word and Outlook
    • Experience in MRI or other equivalent system preferred
    • Ability to work independently and prioritize effectively in a fast-paced environment
    • Excellent deductive reasoning and problem solving skills with a willingness to research
    • Strong attention to detail with a focus on accuracy
    • Team player; willingness to help department meet goals and responsibilities
    • Excellent verbal and written communication skills
