Position Title: Mortgage Collection Representative
Business Unit: Mortgage Administration
Reports To: Assistant Manager of Mortgage Secured Portfolios

Position Overview:
This position is primarily responsible for remediation of delinquent Bank owned and Government Sponsored Enterprise (GSE) real estate secured accounts ensuring proper system notations of all attempts and borrower conversations. The incumbent accurately prepares, documents, images and delivers default correspondence as required by the Bank, investors and regulators such as the OCC and CFPB.

Primary Responsibilities:
Ensures proper account maintenance is completed to comply with the FCRA, CFPB, SCRA, etc. and system data integrity to allow for accurate reporting required internally and externally for the FNMA and the FHLMC. Complies with all GSE standards to attempt contact every 3 days until right party contact (RPC) is achieved. Manages attorney and trustee relationships if applicable.

Attempts to contacts borrowers utilizing effective human relation skills to collect on delinquent mortgage loans, researches loan origination documentation and electronic file to determine other means of reaching the borrower and initiates skip-tracing efforts if warranted.

Determines borrower's ability to pay by probing for reason for delinquency, hardship or intent regarding the property. Informs borrower of rights and the total amount due. Discusses and prepares or assists in executing on other loss mitigation options as applicable such as repayment plan, modification, forbearance, deed in lieu or short-sale.

Ensures complete and concise notation on Bank's system of record of all attempts, conversations, promise to pay arrangements, alternate financial arrangements, letters mailed, payments received, maintenance requests and sets an appropriate follow-up date to ensure promise kept.

Prepares intent to foreclose (ITF) or Act Notices (demand letters), investor reporting, GSE post foreclosure detail report, mortgage insurance and investor claims. Initiates foreclosure referrals and bidding instruction requests, manages attorney relationships ensuring foreclosure timelines are met, requests and monitors property inspections - preservation needs.

Reviews records and transactions, resolves misapplied payments, researches transactions and organizes and summarizes information and data accurately and timely for all portfolios. Ensures proper loan maintenance to accurately flag loans such as foreclosure or bankruptcy, non-post or restricted. Maintains proper ledger of all foreclosure related expenses and credits to ensure proper collection.

Handles customer complaints according to set procedures.

Achieves outbound call goals as set by management. Responds timely to all inbound calls - achieving time to answer goals as set by management.

Receives, reviews and approves all vendor invoicing.

Complies with all policies, procedures and regulations.

Performs other related duties and projects as assigned.
