Summary:

The Maintenance Technician II helps ensure the effective overall maintenance, operation and safety of the facility, including, but not limited to, plumbing, electrical, painting, minor carpentry and equipment repairs.

Responsibilities:

* The Maintenance Technician II assists in performing preventative maintenance and repairs on mechanical, plumbing and electrical facilities and equipment, and assists in performing minor electrical repairs to light ballasts, light switches, base plugs, fluorescent lamp lights, exit lights, shorts in wiring, and light bulbs.

* Uses hand and power tools such as hammers, saws, screwdrivers, wrenches, saber saws, and hand drills

* Assists in testing electrical equipment, performing fire alarm and fire sprinkler tests, and implementing appropriate repairs

* Repairs, moves, assembles, installs, and sets up heavy equipment and furniture, picture frames, tables, chairs, etc.

* Replaces faucet washers, drinking fountain bubblers, etc. as needed

* Responsible for pulling internet cable lines for internal cable hook up to residential apartments and telephone/fax lines as required

* The Maintenance Technician II assists in conducting routine checks as scheduled, maintains the organization of all inventory in the Maintenance Department, and maintains log books as required.

* Assists in performing minor carpentry work, and minor glazier operations such as cutting and installing glass

* Assists in moving residents as needed

* Performs pool, spa, ad fountain maintenance tasks, and assists with janitorial work as necessary

* The Maintenance Technician II performs any other tasks as assigned by management.

Knowledge, Skills, and Abilities:

* Possesses mechanical aptitude; able to learn and retain basic skills of the trade.

* Must work well under pressure, meeting multiple and sometimes competing deadlines.

  • Able to establish effective working relationships with others throughout the facility.
  • Able to communicate effectively, both orally and in writing.

* Able to read blueprints, diagrams, and operating/maintenance instructions.

Education and Qualifications:

* High School diploma or equivalent required.

* Trade or vocational school training preferred.

  • Three or more years' experience in maintenance or construction, preferably performing electrical, plumbing, and mechanical trade duties.

* Must complete and pass a physical examination with tuberculosis (TB) screen prior to employment.

* Employment contingent upon fingerprint clearance from the Department of Justice.

    Work Environment, Physical and Mental Capabilities, and Other Requirements: While performing the duties of this job, the employee is frequently required to perform strenuous labor for extended periods of time and to stand, walk and sit intermittently; to use hands to finger, handle, or feel; and to * hear and speak with peers, residents, and others. The employee is often required to move continually throughout the work day; to work in all kinds of weather conditions. The employee is regularly required to maintain dexterity to pinch small objects; reach with hands and arms and stoop, kneel, crouch, climb, crawl, and work in awkward or cramped positions or on ladders. The employee must occasionally lift and/or move up to 35 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.

    • Able to cope with the mental and emotional stress of the position.
    • Able to relate to and work with the disabled, ill, elderly, emotionally upset, and at times hostile people within the facility.
