Director of Facilities (Healthcare, acute care hospital)

Responsible for the daily activities of the facility department in an acute care hospital. Must understand compliance aspects associated with Joint Commission and other regulatory agencies. Will be responsible for planning maintenance activities for a healthcare facility. Will also be responsible for all financial aspects of the hospital.

Responsibilities
Carry out functions of leadership in alignment with expectations of similar positions within host hospital. Includes but is not limited to participation in leadership training, fostering organizational culture and mission and meeting service/productivity standards.
Uses discretion and independent judgment in organizing and directing Site Facilities Operations teams which includes but is not limited to regulatory compliance and management, quality assurance activities and programs, financial performance and reporting and personnel management and development.
Accountable for ensuring that all building systems and equipment are installed and maintained in accordance with Joint Commission (EC/LS) standards and all other applicable State/Federal/Local regulatory requirements.
Provides leadership in supporting development of performance standards for all Departments/Services Managed.
Partners internally/externally to ensure the use of best practices, including lean principles.
Accountable for financial performance related to Operational Facilities spend while ensuring adherence to established operating budgets.
Ensures staff training in approved practices and procedures related to proper facility maintenance techniques.
Supports the Planning and Design Services department with Facilities Operations Capital equipment forecast/budget process.
Participates and supports the development of 3/5/10 Year Capital Project Plans.
Point of escalation for all facility concerns and/or grievances by patients, physicians and staff.
In partnership with Account Leadership develops Site specific Operational Strategies, and Programs which will support Facilities (All inclusive) in the areas of regulatory compliance, focused in-patient/out-patient service delivery models, Environmental Health & Safety and quality excellence/assurance.
Creates annual Individual Performance Management Program (IPMP) templates in conjunction with Human Resources for all direct reports. Ensures that IPMP program is completed specific to Human Resources requirements.
Develops and maintains strong internal Account relationships in the areas of Real Estate/Lease Admin, Projects/Capital Management, QA-Performance Management, Finance, HR, and Sourcing.
Manages and encourages participation in the client and JLL Employee Recognition Awards programs
Works/partners with the Sourcing / Contracts Managers to ensure all vendor contracts are properly implemented and executed consistent with the identified scope of work and requirements of the MSA.
Provides oversight/support to Property, Project & Procurement Teams in the delivery of maintenance, projects and vendor activities supporting critical operations and/or functions.
Maintains strong relationships with firm Corporate Real Estate; account Property, Project, and Procurement team leaders; Area Engineering & Operations Managers; Environmental Services, Energy & Training national managers; Regional Directors, Technical Support, Platform, Procurement, National Projects Director and Human Resources Managers to leverage the JLL service offerings on behalf of the customer.
Serves as communications hub for the site between regional operations team directors to improve working relationships among service delivery teams, including suppliers.
Creates a safe work environment for staff by ensuring adherence to all safety/infection control policies and procedures/practices to include but not limited to the wearing of appropriate protective clothing and gear and the proper handling of contaminated equipment and tools.
Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
Attend and actively participate in Hospital Sponsored committee meetings to include but not limited to (Infection Control/Safety/Quality/Disaster-Emergency Preparedness).
Tracks, trends and recommends action plans with regard to KPI/SLA below standard performance (MSA Driven) for Facilities (All Inclusive).
Manages and determines the degree of compliance with applicable standards, as directed by Jones Lang LaSalle management, specifically in the areas of Joint Commission Environment of Care/Life Safety, CMS, Title 22/24 California Administrative Code, OSHPD, NFPA, OHSA, Safety Management, Security Management, Bio-Hazardous Waste and Hazardous Materials Management and Waste.
Maintains working knowledge and ensures compliance with the Master Services Agreement (MSA) and any other relevant amendments or appendices which guide Jones Lang LaSalle's relationship with Adventist Health.

Qualifications
Bachelor's degree (facilities-related) preferred.
Five years leadership experience in a hospital environment.
Joint Commission/CMS Survey experience at the hospital level. Fully knowledgeable of activities necessary to produce a state of perpetual readiness.
Excellent interpersonal skills and experience leading/managing a complex site.
Five years of corporate facilities management experience as a third party service provider preferred.
Experience in matrix management preferred.
Experience working in a distributed Management Organizational Model.
Strong skills in critical systems such as emergency/stand-by generators, automatic transfer switches, un-interruptible power supply (UPS) systems, power distribution systems/medical gas.
Experience with construction projects from planning to final commissioning.
Experience with property management a plus.
Strong verbal and written (report) communications skills; superior presentation skills.
Strong judgment, problem-solving and crisis management skills.
Understanding of building Management Control Systems, Life Safety Systems, CMMS.
Proficient in Microsoft Office, Power Point, Visio and Microsoft Outlook software.
