Job Summary: We are seeking a highly motivated and detail-oriented Real Estate Finance Associate to join our NYCAG team. In this role, you will collaborate closely with internal and external clients to craft real estate transactions that meet and or exceed specific goals and objectives. Your real estate financial expertise, strong analytical skills, and understanding of general accounting concepts will be instrumental in delivering impactful solutions and driving client success.
Key Responsibilities:
* Financial Analysis: Conduct comprehensive financial analysis, including cash flow projections, GAAP accounting, landlord return analysis, and sensitivity analysis for real estate properties and portfolios.
* Market Research: Evaluate market trends, comparable sales & rental rates, and occupancy rates to assess the financial impact on specific real estate assets.
* Scenario Modeling: Develop and maintain financial models to support real estate decisions, capture key assumptions, and perform scenario analysis for potential real estate acquisitions or dispositions.
* Due Diligence: Assist in conducting due diligence for potential real estate transactions, including reviewing financial statements, property performance data, lease agreements, and other relevant documents.
* Reporting: Prepare approval packages, financial reports, and presentations for stakeholders and senior management to communicate performance and projections effectively.
* Risk Assessment: Identify and analyze potential risks and opportunities associated with real estate transactions, taking into account market conditions, industry trends, and financial performance.
* Valuation: Conduct property valuations using various methodologies such as income approach, cost approach, and sales comparison approach. Prepare comprehensive valuation reports and present findings to stakeholders and senior management.
Qualifications:
* Bachelor's or Master's degree in real estate, finance or related field.
* 0-3 years of work experience in a professional corporate environment.
* Solid understanding of real estate financial concepts, including cash flow analysis and GAAP accounting rules for rent, operating expenses, and capital.
* Highly proficient in MS Office suite (Excel, PowerPoint, Word) and ARGUS a plus.
* Ability to generate meaningful reports and performance metrics to measure performance and activity.
* Strong communication and presentation skills, with the ability to effectively convey complex information to diverse stakeholders.
* Continuous learner with intellectual curiosity, motivated to stay updated with industry developments and emerging trends.
* Experience in management consulting or finance a plus.
