Responsibilities:
* Ensure maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, switchgear), cabling (data and voice, broad band), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, duress, card access, radionics, CCTV), and Audio/Visual services. Utilize staff and contracting with outside vendors as necessary. * Develops, reviews, and approves Critical Environment work efforts. Mission Critical Statement for assigned facilities and systems. * Manage critical environments team including hiring, training and personal development. * Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures. * Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training program. * Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies. * Develop a CAPEX and OPEX plan which would include planning for infra-structure upgrades, maintenance, repairs, critical spare parts, safety (PPE), equipment replacements and building modifications to ensure the building's future capabilities are maintained. * Responsible for providing technical input and support to facility projects and modifications, including construction support, commissioning, and final acceptance, as applicable. * Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and one-line schematics as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law. * Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings. * Prepare and report on CPIs to track team performance. * Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respect to the building's critical functions and the work they are to perform, including an incident contact response list. * Ensure that the Data Center Work Rules are well-understood process among the building staff, engineers, tenants and contractors who perform work on the building's critical infrastructure. * Provide overall facility services in accordance with accounts' standard processes and procedures including application of policies and programs, coordination of information. * Responsible for overall team management, staff development and planning. Execute staff succession and growth plans. * For every direct report, build actionable and measurable career development plans, direct report in consistent conversations regarding progress Requirements: * High School diploma or GED equivalent with two years of trade schooling in electrical system design, refrigeration and/or HVAC. * 7+ years of experience in data center operations, maintenance, and engineering supporting critical facilities operations. * Strong working technical knowledge and understanding of critical data center systems, including HVAC, Standby emergency power, uninterruptible power supplies, and associated infrastructure. * Ability to solve problems and deal with a variety of options in varying situations. * Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor, and/or management. * Proficient in basic computer applications and software such as MS Office. * Experience with CMMS, BMS, EPMS required. * Strong understanding, commitment, and proven implementation experience in OSHA safety programs and processes. * Prior experience in development of critical environment programs and procedures. * On-Call and/or 24/7 availability as needed to maintain the site and respond to emergencies Requirements: * All personnel must participate and actively support JLL's behavioral safety process (SafeStart): * Act as an observer * Allow others to observe work you are performing * Report all near loss and loss events immediately * Report hazard IDs * Follow cardinal safety/life-saving rules * Comply with all written Personal Protective Equipment (PPE) requirements * Provide exceptional customer service * Attention to detail * Communicate professionally, in a clear and concise manner * Provide accurate and complete forms, checklists and any other relevant documentation * Ensures appropriate follow up with all team members * Seeks to continuously improve processes, systems and overall client satisfaction * Consistently demonstrates professional demeanor, appearance and attitude Maintain a clean and safe working environment | |
