Building Maintenance Assistant

What this job involves -

Perform complex preventative maintenance and corrective repair of buildings, industrial systems, equipment, and grounds for a worldwide commercial real estate company.

Your day to day:
Maintenance:
Conduct building repairs and projects corresponding to client needs and building maintenance.
Inspect building systems, including fire alarms, HVAC, and plumbing to ensure equipment is within design capabilities and achieves environmental conditions prescribed by clients.
Oversee work performed by outside contractors concerning landscaping, remodeling, HVAC, sanitation, and cleaning.
Requisition supplies and equipment needed for cleaning and maintenance duties.
Move office furniture, machinery, equipment and other materials as requested.
Complete assigned tasks that include but are not limited to: painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), plumbing, HVAC systems, hanging pictures, repair office furniture, locksmith work and general maintenance.
Other tasks as assigned.

Safety:
Comply with applicable codes, regulations, HSE requirements, Government agency laws, and company directives related to building operations and work safety.
Must complete all required safety trainings as scheduled.

Driving:
Candidate must possess and maintain a valid state driver's license.
Local driving as needed.

Administrative:
Monitor and update work order status.
Notify managers concerning the need for major repairs or additions to building operating systems, escalating problems or issues in a timely manner.
Attend work and safety meetings as required.

Desired or preferred experience and technical skills:
Strong customer service and interpersonal skills
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Certification in specific building systems or trades is a plus.

Required Skills and Experience:
High school diploma or equivalent.
Have a minimum of 1-3 years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.
Familiarity with maintenance tools and equipment.
Strong attention to detail and organizational abilities.
Strong problem-solving skills and ability to work independently.
Ability to adapt to changing priorities and work in a fast-paced environment.

Physical work requirements and work conditions:
Position requires frequent climbing, bending, kneeling, and lifting.
The ability to exert maximum muscle force to lift, push, pull, or carry objects that may be 25+ pounds.
The ability to see and hear details to identify and diagnose problems.
