Building Services Specialist (full-time)

Position Hours: 2:30 p.m. - 11:00 p.m.

Under the supervision of the Facilities Manager, performs a variety of skilled and semi-skilled maintenance

and repair activities and control functions at assigned campus.

Characteristic Duties and Responsibilities:


  1. Inspects, repairs, and/or modifies laboratory, shop, or physical plant equipment.
  2. Operates and maintains boilers, valves, pumps, and related equipment.
  3. Adjusts and maintains control instruments of various types.
  4. Operates power distribution panels.
  5. Operates and maintains air handling systems, air conditioning systems, and related equipment, including fans, motors, controls, and pumps.
  6. Operates and maintains sewerage disposal systems, including pumps, motors, and other related equipment.
  7. Assists in the development and implementation of scheduled preventive maintenance programs.
  8. Assists in the preparation of reports, purchase requisitions, budget estimates, and similar documents as required.
  9. Directs other building service employees in the performance of related duties.
  10. Performs related duties as required or assigned.



Qualifications:
Requires a high school graduation or G.E.D. equivalency, and five (5) years of experience in building maintenance and repairs, including at least two (2) years of experience in the maintenance of air handling and related equipment; a valid Wisconsin driver's license; or any equivalent combination of experience and training which provides the necessary knowledge, skills, and abilities to include the following:

  1. General knowledge of heating, ventilating, refrigeration, electrical, water sewerage and control systems, and the tools and equipment used in their repair and maintenance.
  2. General knowledge of the mechanical devices, valves, booster pumps, fans, compressors, condensers, and switches which control such systems.
  3. General knowledge of related safety practices and procedures.
  4. Ability to diagnose mechanical failures.
  5. Ability to operate and maintain all equipment in a given area of responsibility with a minimum of supervision.
  6. Ability to read and interpret blueprints.
  7. Ability to effectively direct the work of assigned subordinates.
