Job Description and Skills Required
Commercial building operation and HVAC repairs, maintenance - Able to understand, troubleshoot and repair various types of HVAC equipment and packaged units requiring a strong background in R&M of DX systems between 1 - 60 tons, Split systems and water cooled packaged units. Proficient with hot work, motor and compressor change out and associated parts of the refrigeration circuit. Understanding of electrical and control systems to adjust and repair as needed. Carry out preventive maintenance of various types of mechanical equipment including Heating & Fan Powered VAV systems, plumbing in pantries, bathrooms, industrial kitchen equipment and hot water heaters, steam reducing station and steam driven equipment. Applicant must be safety minded in the performance of work assigned looking out for themselves and others around them.
Experience working in Critical environments such as Data Centers and Distribution Frame rooms. Familiar with Generators, UPS, Switch Gear, ATS and associated power equipment that make up a critical & normal power network.
Ability to work in a professional environment attending to client calls and interacting with tenants and onsite teams. Computer skills required for the use of work order systems, BMS, lighting systems and Site monitoring systems as well as being familiar with Microsoft office programs.
Coordinate with contractors as they come in to perform their work. Will insure contractors work safely and within the building rules and regulations.
Applicant should be able to respond to emergencies such as power outages, leaks, floods and mechanical failures in a timely manner following emergency and operating procedures that are in place. Engineering team members are required to help in emergencies having to do with life safety and protection of property and maintaining client business environment within reason and when it is safe for them to do so. Engineering team members should be willing to work overtime when the situation requires. Must communicate with client onsite teams on such incidents as well as base building teams. Able to report up to management on any out of ordinary events verbally or by email.

Certifications:
Local 94 School of Environmental Control - completion of required courses.
EPA CFC Certification required.
Q01 COQ-REFRIGERATION ENGINEER preferred.
Obtain additional FDNY COFs as required.

Maintain maintenance logs and records. Familiar with computer based preventative maintenance and work order systems, BMS and lighting control systems.
Coordinate with contractors in the performance of, tenant and management approvals for work orders that require the use of an outside contractor. Maintain log of work order details.
Perform all assigned work to ensure the safety of the building's occupants and the continuous operation of the site.
Be familiar with and conform to all written operating procedures associated with the site.
Maintain organized building files.
Perform other duties as assigned

Skills, Education and Experience:
High School Diploma.
Minimum of 5 years previous building operations engineering experience.
Must be CFC certified in high pressure discipline.
Ability to handle multiple projects and make decisions.
Proficient computer and e-mail skills.
Holds any necessary/required licenses.
Must have the ability to complete required safety classes that pertain to specific job duties.
