What this job involves -

The BAS (Building Automation System) Technician's primary responsibility is to monitor and operate the building automation system to ensure that systems are automatically operating within specified parameters (temperature, humidity, static pressure, amps, etc.). The operator should also monitor the BAS system for energy efficient operations. The BAS Technician also assists electrical, mechanical, and control system technicians in troubleshooting equipment problems and performing preventative maintenance. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.

Responsibilities -
Monitor Building Automation System status of all supported facilities systems on the campus. These systems include but not limited to the site chiller plant, compressed air plant, AHUs and ancillary systems.
Monitors BAS operations, adjusts the system to keep the area in spec and adjust the systems dependent on plant conditions (where privileges apply).
Familiarity with the equipment and systems allow for the work orders to be entered properly with the necessary details being included assisting the technician working on the problem.
Generate and review various trends and reports
Engage the remainder of the M&O organization (technicians, mechanics, and electricians) to quickly troubleshoot and return failed systems to service.
Adjust system operating parameters (i.e. pressure, temperature set points, etc.) as needed at the request of the clients or system owners. Certain set points cannot be changed without the BAS engineer's approval.
Support site management, BAS Engineer, and other M&O personnel during commissioning, troubleshooting, preventative and corrective maintenance activities, and daily operations activities.
Works with BMS SMEs to support continuous improvements, repairs, and daily operations.
Assist with the installation and repair of the following items: field devices, smart components, digital networks, automation devices including sensors, actuators, VFDs and any other BAS system components.
Works with vendors to support projects and preventative and corrective maintenance
Any and all other duties and tasks assigned

Qualifications
High School diploma, GED, or equivalent required
2+ years of technical school or equivalent
3 years of experience in the BAS field preferred
A strong knowledge and broad understanding of building automation system fundamentals.
Knowledge of basic HVAC equipment and how it is controlled and alarmed in an industrial/commercial environment.
A working knowledge and understanding of automation system architecture (head end vs. local controllers and the overall
Ability to effectively communicate with maintenance personnel as well as external client groups.
Ability to remain calm and in control when multiple alarm situations arise.
Ability to learn new concepts and ideas quickly
Must have strong written and verbal communications skills to effectively communicate with all customers.
Basic knowledge of Excel and Word software programs
Ability to climb ladders in order to access equipment mounted above the ceiling or other high areas.
