Engineering Regional Asset Administrator

The Engineering Regional Asset Administrator will be responsible for overseeing the engineering operations and asset management of a specific region. This role involves collaborating with various stakeholders, including property managers, building engineers, tenants, and contractors, to ensure the efficient operation, maintenance, and optimization of the region's real estate assets. The ideal candidate will have a strong understanding of engineering principles, excellent organizational and communication skills, and the ability to effectively manage multiple projects and priorities.

Responsibilities:

Asset Management:
Develop and implement asset management strategies for a specific region, ensuring compliance with industry standards, regulations, and best practices.
Monitor and analyze asset performance, including energy consumption, maintenance costs, and equipment lifecycle, to identify opportunities for optimization and efficiency improvement.
Maintain, expand and oversee an effective condition-based asset management program.
Prepare control strategies to reduce risk and improve asset utilization, determine predictive strategies, perform root cause failure analysis to reduce down time and increase efficiency.
Develop and maintain an accurate asset inventory, including all engineering systems, equipment, and critical components.
Conduct periodic inspections of assets to identify maintenance needs, potential risks, and opportunities for improvement.
Develop and assign data collection standards, techniques and requirements to field crews, training them in techniques, answering their questions, and monitoring their progress, accuracy and conformity.

Vendor Management:
Responsible for coordinating with outside consultants related to asset management.
Manage procurement and professional or service contracts as may be necessary to advance the asset management program

Engineering Operations:
Oversee and manage the operation, maintenance, and repair of engineering systems and equipment, including HVAC, electrical, plumbing, elevator, and fire safety systems.
Compares current system performance against other similar industry benchmarks to establish best practices and improve system processes.
Collaborate with facility managers and building engineers to ensure compliance with regulatory requirements, including environmental, health, and safety standards.
Develop and implement preventive maintenance programs for all engineering systems and equipment.
Responsible for preparation and maintenance of asset management plans, including lists and hierarchies, identifying asset inventory and condition, calculation of business risk evaluations, determining asset net present value and life cycle costs, developing alternatives for cost-effective operations and maintenance and long-term investment.
Support condition assessment of existing assets and improve and enhance capital improvement planning and budgeting.

Financial Management:
Assist in forecasting and developing the Capital and O&M budgets
Analyze monthly financial reports to identify cost-saving opportunities, deviations from budget, and develop strategies for improvement.

Reporting & Documentation:
Responsible for monitoring and communicating Asset Performance through reporting including life cycle analysis, asset performance analysis for capital and O&M funding and other analysis required for engineering, operations and maintenance.
Prepare regular reports on asset performance, maintenance activities, and budget variances, providing insights and recommendations to senior management.
Perform statistical and other analyses on asset condition, performance, and risk data
Maintain accurate and up-to-date records of engineering documentation, including equipment manuals, warranties, inspection reports, and compliance certificates.
Requirements:
Bachelor's degree in engineering, Facilities Management, or 10+ years in a related field required.
Minimum of 5 years of experience in asset management, engineering operations, or a similar role within the commercial real estate industry.
Knowledge of and Function the Corrigo CMMS System Preferred
Strong knowledge of engineering principles, building systems, and regulatory requirements.
Familiarity with computerized maintenance management systems (CMMS) and asset management software such as Corrigo Enterprise, Service Insight, or a similar software.
Excellent problem-solving and analytical skills.
Strong communication and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.
Professional certifications such as Certified Facility Manager (CFM), Certified Energy Manager (CEM), or Certified Reliability Leader (CRL) are desirable.
