Job Description: Lead Operating Engineer

The Lead Operating Engineer will focus on operating, maintaining, troubleshooting, and repairing facility equipment. They should have technical expertise in one craft area and be knowledgeable in others to complete daily/weekly work assignments. In addition to their technical responsibilities, they will also be responsible for payroll management and providing light supervision to the operating engineering team.

Responsibilities:

Maintenance and Operation:

Perform preventive maintenance.
Monitor and ensure continuous operation of building systems, including fire/life safety, HVAC, plumbing, electrical, emergency backup, and hot water systems.
Make necessary adjustments and repairs.

Plumbing and electrical work:

Install, repair, and maintain plumbing and piping systems.
Wire motors, run conduit, pull wiring, install pumps and motors, and assist with major repairs.

Refrigeration and air conditioning:

Monitor, repair, and maintain refrigeration, central plant, and air conditioning equipment.
Record readings and report any issues.

Safety and compliance:

Follow departmental policies for the safe storage and disposal of hazardous materials.
Maintain a clean and safe workplace.

Contractor oversight:

Oversee contractors working within the building.
Ensure they are informed and knowledgeable about critical functions and their tasks.

Recordkeeping:

Keep records of building rounds, readings, engineering logs, and data sheets.

Training and emergency response:

Provide advanced training and notification to contractors.
Understand and follow emergency escalation procedures.

Critical Infrastructure:

Ensure understanding and compliance with critical facility work processes, technical bulletins, and established engineering guidelines.

Payroll Management:

Manage the operating engineering team's payroll, including tracking hours worked, processing timesheets, and ensuring accurate and timely payment

People Management:

Provide guidance and supervision to the operating engineering team, including assigning tasks, monitoring progress, and ensuring work is completed efficiently and effectively.

Minimum Requirements:

Background in troubleshooting, repair, and maintenance of commercial HVAC equipment.
Hands-on experience in a critical facility, including UPS systems, emergency generators, and switch-gear.
EPA Universal Certification: Must have or be able to obtain within 6 months of employment.
Experience with building electrical, instrumentation, control systems, and programmable controllers (PLC) is desirable.
Ability to work variable shifts, including weekends and off-hours during emergencies.
Effective communication in English, basic mathematics, ability to lift up to 50 pounds.
High school diploma or GED equivalent.
Working knowledge of Word, Excel, and Outlook for email communications.
Proven record of excellent internal and external customer service.
