Senior property Condition Assessor
Prepares complex Property Condition Assessments (PCAs) to ASTM Standard E2018, as well as client scopes such as Fannie Mae, Freddie Mac, underwriting/debt level for lending purposes.
Experience with performing PCAs of property types including campus/regional, high-rise office, retail, industrial, multifamily, etc.
Preferable but not essential to have additional experience with performing Phase I Environmental Site Assessments (ESAs).
ESSENTIAL DUTIES AND RESPONSIBILITIES
Performs PCAs to ASTM, JLL and client protocols in a timely manner.
Subject matter expert in evaluating building systems and conditions, seismic, accessibility, MEP, or other specialties, as well as client scopes such as Fannie Mae, Freddie Mac, etc.
Conducts walk-through surveys to assess condition of Property development. Must safely access roofs when part of work scope.
Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning the Property's condition.
Reviews repair/improvement cost information, certificates of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information.
Takes photographs of representative systems, conditions, and physical deficiencies.
Estimates costs to remedy deficiencies.
May provide technical direction and guidance to junior level assessors.
May develop business with clients, present services, and support revenue growth of the business.
Some overnight travel may be required.
May perform senior reviews of PCA reports.
Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
No direct supervisory responsibilities.
May mentor and coach more junior team members to further develop competencies.
QUALIFICATIONS, EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) in architecture, engineering, construction management or related field.
Minimum three years of experience with PCAs and/or related services.
Must demonstrate a general understanding of Property systems including site work, structural, building envelope, and MEP.
CERTIFICATES and/or LICENSES
Preferred certification as a Professional Engineer or Registered Architect.
Preferred certification as US EPA AHERA inspector.
COMMUNICATION SKILLS
Ability to comprehend, analyze and interpret issues related to property conditions and communicate with team members and potentially clients on a collaborative basis.
Excellent written and verbal communication, interpersonal, consultative, and exceptional customer service skills.
Ability to maintain confidentiality while eliciting relevant information from contacts.
Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor and/or management.
REASONING ABILITY
Ability to solve problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions.
OTHER SKILLS and ABILITIES
Competency with and ability to adapt to various programs, apps and web platforms for word processing, spreadsheet functions, communications, project tracking, etc.
Excellent time management and organizational skills.
The position requires simultaneously managing deliverables for multiple ongoing assignments.
