JLL has a great opportunity to join our Retail Property Management team as an Assistant Operations Manager.
You will work as an integral part of the management team at a 1.3 million square foot top performing regional shopping center, Rosedale Center in Roseville, MN. This position is required to be on-site.

Your role is crucial in maintaining and enhancing the value of the property. Your knowledge of building maintenance, operating systems, construction practices, preventive maintenance, and safety practices will play a key role in achieving this objective.
You should have a good understanding of the operating systems in place at the property. This includes knowledge of HVAC systems, electrical systems, plumbing systems, and any other equipment or systems that are critical to the property's operations.
You will be expected to have a basic understanding of construction practices. This includes knowledge of construction codes and regulations, ability to review construction plans, and coordination with contractors or vendors for any construction or renovation projects at the property.
You will oversee the preventive maintenance programs to ensure all equipment and systems are properly maintained and serviced regularly by each department. You will be responsible to keep multiple databases up to date and make sure the property stays within compliance with JLL and all other governing bodies (city, county, state).
You will be responsible for ensuring that the property adheres to all safety regulations and practices. This includes conducting regular safety inspections, identifying potential hazards, and taking appropriate measures to mitigate any risks.
Assist in coordination on any day-today functions involving the property. This involves engagement from discovery, coordination, and resolution on a variety of requests. Work closely with Operations Manager to make sure any issues are being addressed in a timely manner.
Collaborate with contractors and tenants during construction or renovation projects within the property. This includes coordinating adherence to construction guidelines, addressing tenant needs and concerns, and ensuring smooth project execution.
Monitor performance of in-house and contracted services: You will be responsible to track the performance of both in-house staff and external service providers. This involves monitoring metrics, conducting evaluations, and taking necessary actions to ensure that performance meets or exceeds standards.
Complete other assigned projects and tasks: This position may also be assigned other projects or tasks related to property operations, maintenance, or improvements, depending on the specific needs of the property and organization.

Assist the department with monthly/forecasting operational and capital expenses.

Skills and Knowledge
Knowledge of computers and peripherals.
Excellent interpersonal and management skills for interaction tenants, contractors and employees.
Works effectively both independently and as part of a team.
Ability to prioritize day-to-day operational issues.

Education/Training - Associate degree, or some vocational/technical training required.
Work Schedule - Monday through Friday, required to take calls and respond to emergencies during non-business hours.
Years of Relevant Experience - three to four years in the property management industry. Knowledge of building systems, HVAC, plumbing, and electrical. Must have the ability to communicate effectively. Experience with shopping mall property management a plus.
