Location: Austin, TX 78758 Schedule: onsite, Mon-Fri 7:00 AM - 4:00 PM Reports to: Regional Engineering Director Job Summary:

This customer-facing position assists with the management of IBM's properties in Austin, TX. The ideal candidate will support the Regional Operations Manager and implement best practices to streamline operations within the Engineering Department. The Chief's role is to lead ongoing facility activities, oversee vendors, manage JLL staff and lead overall responsibility for the operational integrity and reliability of the engineering infrastructure. The ideal candidate must have extensive Critical Environments background and demonstrate exceptional white glove service to meet the exacting standards of IBM's Global Real Estate, GRE. Ideal candidate requires strong customer-service instincts; outgoing, friendly, and collaborative.

What your day-to-day will look like:
  • Ensures effective communication between JLL Site Management, business stakeholders, Facilities Operations, maintenance, outside site services, and contractors.
  • Delivers white glove service standards ensuring seamless, anticipatory support that exceeds client expectations in all facilities operations.
  • Leverages Critical Environments expertise to maintain mission-critical infrastructure supporting sensitive lab operations with zero tolerance for downtime.
  • Provides proactive, personalized customer service approach, building strong relationships with scientific staff and stakeholders through responsive communication and solution-oriented support.
  • Manages, Lead Engineers, and maintenance personnel.
  • Oversee the implementation of approved initiatives and programs by managing and coordinating the efforts of the property team (e.g., vendors, contractors, and building employees).
  • Maintain interface with third party vendors, ensuring total contract compliance, accurate and timely reporting, and assure resolution of issues.
  • Responsible for the generation and implementation of Switching Procedures (FSPs), Standard Operating Procedures (SOP) and Emergency Operating Procedures (EOP) and maintaining a library of these documents with annual review and revisions, as needed.
  • Interacts with suppliers/consultants and/or vendors on facilities and property matters.
  • Oversee/manage projects and initiatives to improve Facilities operations and service delivery.
  • Responsible for the JLL/IBM Facilities Work Order System (MAXIMO). Ensures resources are allocated appropriately, and Work Orders are completed in a timely manner.
  • Assists with compliance for local, state, and federal regulations.
  • Ensures that a high quality of housekeeping, of all technical/mechanical spaces, is maintained.
  • Inspects facilities and equipment to determine the extent of service and equipment required. Recommends, justifies, develops, and coordinates projects in conjunction with the client's needs and requirements.

Supervisory Responsibilities:

  • Directly supervise the lead operating engineers and operating engineers.
  • Carries out supervisory responsibilities in accordance with the policies enumerated with Jones Lang LaSalle and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees.
  • Planning, assigning, and directing work.
  • Appraising performance.
  • Rewarding and disciplining employees.
  • Addressing complaints and resolving problems.

Physical Requirements:

  • Frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
  • Lifting a minimum of 50 lbs.
  • Climbing stairs and navigating rooftops to access equipment.
  • Using ladders up to 30 ft and working from heights.
  • Ability to Climb a ladder with a 300-lb weight limit.
  • Must be able to work different schedules.
  • Must be able to work Holidays.
  • On call 24/7 for equipment monitoring, emergency delegation and support.
Required Qualifications:
  • High School diploma or GED equivalent
  • Valid driver's license (must maintain)
  • Five (5)+ years of JLL engineering experience or equivalent industry experience
  • Three (3)+ years people management experience or experience as a Lead Engineer.
  • Proven track record delivering white glove service in high-stakes, client-facing environments.
  • Must be able to work on highly complex problems in a variety of situations where analysis is required. Solve problems using considerable and rational judgement, leading to routine and specific recommendations.
  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
  • Knowledge in HVAC, Mechanical and Electrical processes, and troubleshooting. (Chillers, Boilers, Cooling Towers, Air Conditioning, Pumps, Generators, UPS etc.)
  • Experience managing projects (construction and remodeling of labs and offices, equipment installations, and system implementations).
Preferred Qualifications:
  • Associates degree
  • Critical Environments High-tech industry
  • IBM's Maximo usage is a plus
  • Military service, union training, vocational or college education
  • Previous military experience is a plus including Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro Electrician
  • PowerPoint, MS Office, Visio/CAD desirable.
  • Certification in Critical Environment operations (DCCA, CompTIA Server+, or similar) preferred.
