Maintenance Mechanic / General Building Mechanic Job Summary

Perform maintenance, inspection, and repair operations for mechanical, electrical, HVAC, and plumbing systems in assigned facilities. Support MES Mobile Engineers while independently executing preventive maintenance, facility inspections, and general building repairs. Maintain BMS and Card Access systems while ensuring operational excellence and comprehensive facility maintenance services.

Key Responsibilities

Maintenance Operations

  • Perform ongoing preventive and repair response work orders on facility systems, equipment, and components
  • Execute facility inspections and report on conditions impacting client occupancy and operations
  • Conduct general interior maintenance including painting, drywall patching, furniture repairs, and door maintenance
  • Move office furniture, machinery, and equipment as requested by clients and supervisors

Electrical & HVAC Systems

  • Replace lighting and ballasts with attention to energy efficiency and safety
  • Clean HVAC coils, change filters and belts to maintain optimal system performance
  • Support maintenance of BMS and Card Access systems for building operations
  • Perform electrical repairs within scope of training and certification requirements

Safety & Compliance

  • Complete Hazard Assessments for all maintenance activities and work environments
  • Comply with safety procedures while maintaining good housekeeping of work areas
  • Recognize safety hazards and propose methods to eliminate them proactively
  • Maintain compliance with State, County, City Ordinances, Codes, and Laws

Administrative Responsibilities

  • Submit P-card receipts daily and update work order status in real time
  • Utilize CMMS systems such as Corrigo Enterprise with comprehensive documentation
  • Perform Vehicle Safety Inspections and maintain vehicle maintenance records
  • Escalate problems to Customer and Manager with clear, timely communication
Required Qualifications

Education & Experience

  • High school diploma or equivalent
  • 1-3 years experience in general building repair and maintenance, basic plumbing, and basic electrical
  • Strong customer service skills for effective client interaction and satisfaction
  • Strong interpersonal skills for collaborative teamwork and professional communication

Certifications & Licensing

  • Valid state driver's license with clean driving record (if mobile position)
  • Trade licenses as required by authority having jurisdiction
  • Must pass background, drug/alcohol, and MVR screening process (if mobile)

Physical Requirements

  • Ability to lift up to 80 lbs and climb up to 30 ft ladders safely
  • Frequent climbing, bending, kneeling, lifting, and driving capabilities
  • Manual dexterity for precision work with tools and equipment
  • Ability to work in various indoor and outdoor environmental conditions

Technical Skills

  • Basic understanding of mechanical, electrical, HVAC, and plumbing systems
  • Ability to read and interpret basic technical documentation
  • Tool proficiency for general maintenance and repair tasks
  • Safety-conscious approach to hazardous materials handling
Preferred Qualifications

Technical Experience

  • Experience with CMMS systems and computerized maintenance management
  • Knowledge of BMS and Card Access system maintenance and troubleshooting
  • Background in commercial building maintenance and facility operations
  • Understanding of HVAC system maintenance and basic electrical troubleshooting

Specialized Knowledge

  • Experience with preventive maintenance programs and scheduling
  • Knowledge of energy efficiency practices and building automation systems
  • Understanding of building codes and compliance requirements
  • Experience with mobile maintenance operations and multi-site assignments

Professional Development

  • Trade school certification in electrical, HVAC, or mechanical systems
  • OSHA safety certifications and specialized training
  • Experience with specific CMMS platforms (Corrigo, Maximo, etc.)
  • Customer service training and client relationship management experience
Working Conditions

Position requires work in various facility environments including mechanical rooms, office spaces, and outdoor areas. Must be comfortable working with tools, equipment, and potentially hazardous materials while following all safety protocols. May include mobile assignments across multiple facilities.

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without employer sponsorship.
