CMMS Manager - JLL

What this job involves: The CMMS Manager is responsible for the overall administration, performance, and integrity of the site's Computerized Maintenance Management System (CMMS), with a primary focus on Maximo. This position leads planning, scheduling, data governance, and system optimization to ensure maintenance activities are compliant, resourceefficient, and aligned with contractual and regulatory requirements. The CMMS Manager partners closely with Facilities leadership, Maintenance, Engineering, EHS, Quality, and external vendors to support a highreliability, auditready environment.

What your day-to-day will look like:

  • Serve as Maximo SME, managing system configuration, workflows, asset hierarchy, job plans, PM libraries, user access, and data integrity across all records.
  • Ensure CMMS compliance with cGxP, ALCOA+, audit trails, validated workflows, and maintain documentation readiness for regulatory audits and inspections.
  • Oversee planning and scheduling of all preventive, corrective, and project work orders including scope accuracy, job plans, safety requirements, permits, parts, labor, and vendor coordination.
  • Manage PM load-leveling, backlog, forecasting, daily scheduling updates, break-ins, and ensure compliant work order closeout with complete documentation.
  • Integrate safety hazards, LOTO requirements, and permit needs into all planned activities while ensuring Level 1 equipment work meets quality standards.
  • Lead continuous improvement efforts for Maximo usability, reporting, reliability programs, and alert management to compliance risks or data integrity concerns.
  • Partner with Facilities Managers, Chief Engineers, Planners, Schedulers, and Technicians to align maintenance activities with operational priorities and clarify technical requirements.
  • Coordinate internal and external service providers, support capital planning with asset performance data, and manage vendor coordination and parts forecasting.
  • Develop and deliver KPI dashboards and reports on work order aging, backlog, compliance, PM completion, technician performance, and analyze trends for optimization opportunities.
  • Support facility shutdowns, emergency response, and critical maintenance windows with availability for work during site closures, weekends, evenings, or holidays as required.
Required Qualifications:
  • 5+ years of relevant experience in CMMS administration, planning, scheduling, maintenance, or reliability engineering.

  • Expert-level knowledge of CMMS systems-Maximo strongly preferred.

  • Strong written and verbal communication skills.

  • Proficiency with MS Office (Excel, Word, Outlook) and MS Project.

  • Knowledge of cGxP procedures and controlled maintenance environments.

  • Understanding of building systems, maintenance strategies, and reliability concepts.

  • Ability to interpret technical documents, engineering drawings, and maintenance libraries.

  • Knowledge of planning methodologies, preventive maintenance strategies, RCM, FMEA, and RCA.

  • Proven ability to work well with internal and external stakeholders in a fastpaced environment.

Preferred Qualifications:
  • Experience with CIM Visual Planner or similar scheduling tools.

  • Experience administering validated CMMS environments.

  • Knowledge of GMP/GXP, audit trails, and system validation principles.

  • Experience supporting capital planning, asset lifecycle management, and infrastructure projects.

Location: Onsite - New Albany, OH

Work Shift: Monday to Friday, days, May require flexibility for after-hours support, outages, and critical planning periods.
