Position Overview

The Pipeline Manager serves as the primary interface between JLL and the client's corporate real estate strategy team, orchestrating early-stage real estate initiatives from concept through project handoff. This strategic role manages the pipeline of potential real estate strategies, ensuring alignment with corporate objectives, timeline feasibility, and seamless transition to execution teams.

Key Responsibilities

Pipeline Management & Strategy Coordination

The Pipeline Manager maintains daily and weekly engagement with the client's corporate real estate strategy team to understand current and future real estate needs. This involves managing a comprehensive pipeline of potential strategies, developing high-level implementation timelines, and tracking all deliverables from initial concept through funding approval. A critical aspect involves clearly communicating timeline constraints based on client funding cycles and ensuring realistic expectations are set for all stakeholders.

Site Analysis & Early Planning

This role coordinates site due diligence efforts for potential projects, working with various technical teams to assess feasibility and constraints. The Pipeline Manager initiates engagement with design teams during early planning phases, facilitating preliminary design that aligns with the client's strategic objectives. This requires arranging and managing design review meetings with the client's real estate and occupancy planning teams, ensuring all stakeholders remain aligned throughout the planning process.

Cross-Functional Integration

The position requires engaging multiple client departments including IT and security teams to ensure early identification of technical requirements and integration needs. The Pipeline Manager documents all feedback systematically and ensures project scope remains aligned with the client's established standards and operational requirements. This cross-functional coordination ensures potential issues are identified and resolved before projects move to execution.

Budget Development & Funding Support

Working collaboratively with JLL Cost Management, the Pipeline Manager requests high-level cost budgets necessary for client funding approvals. This involves translating early design concepts into preliminary cost estimates that support executive decision-making. Once the client approves funding, the Pipeline Manager orchestrates the transition of approved strategies to project management and execution teams, ensuring comprehensive handoff of all planning documentation, design decisions, and stakeholder requirements.

Capital Planning Collaboration

The role maintains close partnership with the JLL Capital Planning Manager, providing regular updates on pipeline projects for current and future capital planning cycles.

This position requires a self-starter who can independently manage multiple concurrent initiatives without constant supervision. The successful candidate anticipates needs, identifies potential obstacles proactively, and takes initiative to resolve issues before they impact project timelines.

The Pipeline Manager must articulate complex real estate concepts clearly to diverse audiences, from executive leadership to technical specialists. This includes facilitating productive meetings, issuing meeting summaries and ensuring all stakeholders remain informed throughout the planning process.

Organization & Detail Management

Superior organizational abilities enable the Pipeline Manager to maintain oversight of multiple strategies simultaneously while ensuring no critical details are overlooked. This includes developing and maintaining tracking systems, managing documentation, coordination across multiple teams, and tracking deliverables.

Adaptability & Problem Solving

The position demands flexibility and comfort navigating ambiguous situations where requirements may evolve as strategies develop. A continuous improvement mindset allows the Pipeline Manager to learn from each initiative and refine processes over time. Proactive problem-solving abilities help identify creative solutions when standard approaches prove insufficient.

Preferred Experience

Construction Project Management Background

Prior experience in construction project management provides essential understanding of how design and construction phases interconnect. This background enables realistic timeline development and helps identify potential constructability issues during early planning stages.

Project Scheduling Knowledge

Demonstrated experience developing and managing project schedules for both design and construction phases ensures the Pipeline Manager can create achievable timelines that account for design iterations, approval processes, permitting requirements, and construction logistics.

Corporate Real Estate Portfolio Experience

Experience managing corporate real estate portfolios provides valuable context for understanding how individual tactics fit within broader organizational real estate strategies.

Strategic Planning Capabilities

Prior involvement in strategic planning related to corporate real estate demonstrates the analytical and forward-thinking capabilities required for this role. Experience translating business objectives into real estate strategies ensures the Pipeline Manager can effectively support client decision-making during early planning phases.

Required Qualifications

  • Bachelor's degree from an accredited institution in accounting, business, architecture, engineering, construction management, or a related field (MBA preferred)

  • Minimum of 5 years of progressive experience in program management, construction management, or related fields, with a strong background in real estate and construction program/process management

  • PMP, PgMP, or Six Sigma certification strongly preferred

Work Environment

This position operates in a dynamic, client centric environment requiring regular interaction with senior client stakeholders and internal JLL teams. The role demands balancing multiple competing priorities while maintaining consistent quality and meeting established deadlines. Success requires building strong relationships across organizational boundaries and establishing credibility as a trusted advisor to client leadership.

Estimated compensation for this position:

140,000.00 - 160,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
