Building Engineer - JLL What this job involves:

As a Building Engineer at JLL, you'll serve as the technical backbone of our assigned facilities, ensuring all critical building systems operate at peak efficiency. This role requires a skilled professional who combines deep technical expertise in HVAC/R systems with strong problem-solving abilities and exceptional client service. You'll be responsible for the operation, maintenance, and troubleshooting of complex mechanical, electrical, and plumbing systems that keep our facilities running smoothly and safely. Your work directly impacts tenant satisfaction, building performance, and JLL's reputation for operational excellence. What your day to day will look like:
  • You'll operate, inspect, and maintain all HVAC, refrigeration, mechanical, electrical, and plumbing equipment across assigned facilities, focusing on maximizing efficiency and extending equipment life expectancy. Your responsibilities include performing preventive maintenance and responding to repair work orders on facility systems, troubleshooting complex HVAC/R systems, and conducting routine building inspections of interior and exterior areas including walls, flooring, roofing systems, and lighting.
  • You'll maintain detailed records of equipment performance and past operating experiences to anticipate necessary repairs and minimize downtime, while ensuring all systems operate in an energy-efficient and safe manner. Daily administrative tasks include submitting procurement card receipts, utilizing computerized maintenance management systems (CMMS, preferably Corrigo), completing vehicle safety inspections, and escalating issues to customers and management promptly.
  • You'll provide excellent customer service through professional communication and timely follow-through, working collaboratively as a team player while also demonstrating self-starter capabilities. Safety compliance is paramount-you'll complete all required safety trainings and hazard assessments, maintain compliance with state, county, and city ordinances, and participate in scheduled work and safety meetings. The role requires emergency response availability (arriving onsite within 45 minutes when needed) and participation in an on-call rotation.
Required Qualifications:
  • Minimum four years of technical experience in all aspects of building engineering with demonstrated expertise in HVAC/R, plumbing, and electrical repair and maintenance, including knowledge of overall system design and applications.
  • Universal EPA 608 Certification for refrigerant handling.
  • Valid Tennessee driver's license with the ability to maintain driving eligibility for state and JLL vehicles.
  • Strong customer service orientation with excellent interpersonal skills and the ability to communicate effectively both verbally and in writing.
  • Physical capability to perform demanding work including lifting up to 80 lbs., frequently climbing, bending, kneeling, stooping, and working overhead in various conditions.
  • Ability to work from heights using ladders up to 30 feet (300 lb. weight limit) while carrying approximately 20 lbs. of tools.
  • Proficiency with smartphones and basic computer application software, particularly CMMS platforms (Corrigo experience is advantageous).
Preferred Qualifications:
  • Two years of trades school education or documented apprenticeship training specifically in electrical systems, refrigeration, and HVAC technologies.
  • Experience working in commercial facility management or multi-building campus environments.
  • Previous exposure to computerized maintenance management systems (CMMS), particularly Corrigo platform.
  • Background working in client-facing or tenant service roles within the commercial real estate industry.
  • Familiarity with energy management systems and building automation controls.
